What Muscat Hills is

First, the per-square-meter spread is wide: Tamlik’s active stock averages about OMR 768 per sq m, while AIDA-Oceana quotes entry-level apartments around OMR 1,000 (~USD 2,600) per sq m and villas at OMR 960-1,471 per sq m, and its ITC market register places “upper-tier Muscat locations such as Al Mouj, Muscat Hills, Muscat Bay and Shatti Al Qurum” at OMR 1,200-2,400 (~USD 3,120-6,240) per sq m in 2026. That dispersion is typical of a resale community where building age, floor, finish, and golf frontage vary unit by unit; it also means individual negotiation matters far more than in a developer price-list market. Freehold, ITC status, and residency: the honest math

Muscat Hills is a designated ITC, so freehold title for any nationality is confirmed and the title is perpetual, transferable, and inheritable (Tamlik; Homelist). On residency, be precise, because most Muscat Hills apartments do not clear the headline visa threshold:

  • 10-year Oman Golden Residency, property route from OMR 200,000 in a designated ITC (relaunched 31 Aug 2025; the older 250k/500k two-tier thresholds you may see elsewhere were the pre-2025 programme). The route requires completed residential, commercial, or tourism unit(s) with a valid title deed inside a designated ITC, value at or above OMR 200,000. Spouse, children, and first-degree relatives are included with no age or number restrictions, and holders may also own one property outside ITCs in areas open to foreign ownership (omanresidence.gov.om; Gulf News, 1 Sep 2025).
  • What that means at Muscat Hills prices: a studio at OMR 49,000 or a one-bedroom at OMR 58,500 is far below the threshold; even many two-bedrooms fall short. A golf-view villa at OMR 240,000-379,500 qualifies outright. The official criteria wording covers “unit(s)” in the plural, which suggests aggregated purchases may count toward the OMR 200,000 value; confirm current MoCIIP practice through the omanresidence.gov.om portal before structuring a purchase around it.
  • Below the threshold, ownership is still not visa-dead: ITC buyers have historically been eligible for a renewable residency tied to ownership itself; Vista Real Estate describes a two-year renewable residency granted on registration of an ITC title deed for the owner and immediate family. Muscat Hills occupies a strategic pocket of west Muscat. The club quotes a ten-minute drive to Muscat International Airport, and portals put parts of the community as close as five minutes from the terminal (Muscat Hills Golf & Country Club; Homelist). The Oman Convention & Exhibition Centre, the Bank Muscat head office, and the Madinat Al Irfan and Airport Heights growth corridor are minutes away, which is why Homelist describes the estate as sitting at the center of “New Muscat” as the capital expands westward. Al Mouj Muscat, the marina-and-beachfront ITC, is a short drive along the same airport corridor and effectively serves as Muscat Hills’ waterfront counterpart for dining and berthing.

Daily life inside the estate is gated and green: the 18-hole La Vie course, community pools and gyms, The Boulevard’s cafes and retail, and Oman’s first Toptracer range for families and beginners. The resident mix is heavily expatriate, with European, Asian, and American professionals alongside Omani families (Homelist). The trade-off versus beachfront ITCs is obvious and worth stating plainly: there is no beach, and the lifestyle anchor is golf and airport convenience rather than marina glamour.

Rental market and yields, honestly

Muscat Hills is a long-let community, not a short-stay resort. Its tenant base is executives, diplomats, and airline crew, drawn by the airport and the western business corridor (Homelist). Current rent evidence:
