Yes. AIDA is a designated Integrated Tourism Complex (ITC), and Oman grants 100% freehold ownership inside ITCs to buyers of any nationality. Title is registered in the buyer's name, and purchases are typically protected by an escrow account during construction.
An investment of OMR 200,000 or more in an eligible Oman property can qualify the buyer for the country's 10-year investor (Golden) residency, which can include first-degree family members. The visa is tied to continued ownership of the qualifying property.
Oman levies no personal income tax and no annual property tax on individuals, and there is no capital-gains tax on personal property sales — one reason branded-residence rental returns are attractive on a net basis. Buyers should still budget for one-off registration and transaction fees.
