Muscat developer behind Knowledge Oasis Muscat's Central 7 and Uptown Muscat.

Wujha Development

Wujha for Development and Investment is an Omani developer founded in 2014, headquartered in Madinat Al Sultan Qaboos, Muscat, with further offices in Egypt and Dubai. It builds residential, commercial and mixed-use destinations across Muscat, from Ghala Heights and Al Mawaleh South to Al Khoud. Across more than a decade it has built out a portfolio of over 20 residential and commercial projects in and around the capital. Its two Knowledge Oasis Muscat projects are Central 7, Oman's first Tier-1 office building, and Uptown Muscat, a fully integrated residential community — both under construction and sold freehold with lifetime residency.

THE TRACK RECORD

Wujha Development's record.

Founded in 2014 and led by CEO & Co-Founder Ali Al-Hashmi — a Computer Engineering graduate of Teesside University who worked at IBM and Oracle before founding the company — and Chairman Hazza Al-Saadi, a graduate of the American University of Sharjah who has served on Oman Chamber of Commerce and municipal council committees. Wujha builds integrated communities rather than standalone buildings, pairing residential floors with commercial space across Muscat.

Delivery record

Wujha's handed-over buildings include Durat Al Irfan (60 units, Ghala Heights, 2020), Zaha (55 units, Al Mawaleh South, 2021), Misk 2 (32 units, Al Khoud in As Seeb, 2022) and Danat Al Irfan (106 units, Ghala Heights, 2024).

Financial strength

Wujha builds on a land portfolio deliberately spread across Muscat's districts, alongside a book of real-estate assets held inside its own developments. Solid financial foundations and stable cash flows carry each project from launch through to handover.

Property types ResidentialCommercialMixed-use

Signature style

Wujha builds mixed-use buildings and integrated communities — most of its portfolio combines residential and commercial space, with apartments above retail and offices in established Muscat districts. Its two Knowledge Oasis Muscat projects show the range: Central 7 is a sustainability-led Tier-1 office building designed to LEED Gold standards with 4 m clear ceiling heights, solar power and high-performance glazing, while Uptown Muscat is a 100,000 sqm residential community built around a park, boulevard and clubhouse.

THE HONEST VIEW

Strengths & considerations.

Where Wujha Development shines
  • Freehold, open to all nationalities — both Central 7 and Uptown Muscat are sold freehold to buyers of any nationality, with lifetime residency attached to ownership
  • Uptown Muscat ownership adds eligibility for Omani residency and inheritance rights, plus driving-licence eligibility and access to local banking and health insurance
  • A 12-year Muscat track record — a portfolio of over 20 residential and commercial projects since 2014, with completed buildings handed over in Ghala Heights, Al Mawaleh South and Al Khoud between 2020 and 2024
  • Central 7 is Oman's first Tier-1 office building, built to LEED Gold standards with 30% lower energy use than industry standards
  • Both projects sit in Knowledge Oasis Muscat — Oman's first technology park, a 759,566 sqm district operated by the state at Al Rusayl, around 20 minutes from Muscat International Airport
  • A developer-managed rental track that commits by agreement to a 9% gross annual yield, with Wujha operating the unit on the owner’s behalf — other ownership tracks are available
Worth considering
  • Both Palmera-listed projects are off-plan and under construction — as of April 2026 Central 7 was at fourth-floor structure and Uptown Muscat had just completed foundations
  • Central 7 is a commercial asset, not a home — its performance tracks demand for Tier-1 office space in Knowledge Oasis Muscat rather than Muscat's residential market
  • The portfolio is concentrated in Muscat Governorate — every Wujha project, delivered or under construction, sits in or around the capital, so returns track a single city's market
