Wujha Development

Wujha (Wujha for Development and Investment) is an Omani real-estate developer founded in 2014, headquartered in Madinat Al Sultan Qaboos, Muscat, with additional offices in Egypt and Dubai. It is led by CEO & Co-Founder Ali Al-Hashmi — previously with IBM and Oracle — and Chairman Hazza Al-Saadi. Across more than a decade it has built out a portfolio of over 20 residential and commercial projects in and around the capital.

Two projects, both under construction. Central 7 (launched 2023) is a Tier-1 office building of more than 24,000 sqm, and Uptown Muscat (launched 2024) is a 100,000 sqm integrated residential community. Knowledge Oasis Muscat is Oman's first technology park — a 759,566 sqm district at Al Rusayl, established in 2003 and operated by the state's Madayn, and home to more than 100 companies and institutions.

Central 7 is Oman's first Tier-1 office building — more than 24,000 sqm of workspace across seven office floors and a ground-floor commercial strip in Knowledge Oasis Muscat, with single- and multi-tenant floor configurations and 4 m clear ceiling heights. It is designed to LEED Gold standards, using solar power and high-performance UV glazing to target 30% lower energy use than industry standards, and adds a gym and pool, co-working space, retail and a childcare centre.

Uptown Muscat is a premium integrated residential community in Knowledge Oasis Muscat, launched in 2024 across a 100,000 sqm land area. Layouts range from one-bedroom apartments with spacious balconies to four-bedroom duplex apartments, delivered with air conditioning and kitchen appliances. The community includes Uptown Park, an air-conditioned boulevard, clubhouse, pool, health club, cinema, library, kids' area, sports zone and childcare facility. Its first phase is named Ivy, after the evergreen plant.

Both Central 7 and Uptown Muscat are sold freehold with lifetime residency. At Uptown Muscat, ownership also brings eligibility for Omani residency, inheritance rights for future generations, and access to lifestyle benefits including eligibility for a driving licence, local banking services and health insurance. Wujha also offers a managed-rental track in which the developer operates the unit and commits by agreement to a 9% gross annual yield; other ownership tracks are available.

Its handed-over buildings include Durat Al Irfan (60 units, Ghala Heights, handover 2020), Zaha (55 units, Al Mawaleh South, handover 2021), Misk 2 (32 units, Al Khoud in As Seeb, handover 2022, with Italian design) and Danat Al Irfan (106 units, Ghala Heights, handover 2024). The company also lists Lubana, Dar Al Qamar, Misk Residences, Rodina and Bait Mohra among completed developments.

Knowledge Oasis Muscat sits at Al Rusayl, in the Wilayat of Al Seeb, at the western end of the Muscat conurbation, with the Muscat Expressway (N1) running within about 2.5 km. Al Rusayl Industrial City is roughly 10 minutes away by road, Al Khoud and Sultan Qaboos University about 13, and Al Seeb and Muscat International Airport around 20, while central Muscat (Ruwi and Muttrah) is about 45. Inside the park, Middle East College is the higher-education anchor, and the KOM International School opens on a 43,000 sqm site for the 2026/2027 academic year.
