Central 7

Central 7 is the first Tier-1 office building in Oman, developed by Wujha Development inside Knowledge Oasis Muscat (KOM) — Oman's first technology park, established in 2003 and operated by Madayn at Al Rusayl. The scheme totals roughly 24,000 sqm: about 20,000 sqm of offices across seven floors, above a 4,000 sqm commercial strip open to the wider KOM community.

The specification is what earns the Tier-1 label. Floors are delivered with 4-metre clear heights on a wide 8–21 metre column grid, so layouts can be planned without working around structure, and 95% of occupied space has an outdoor view. Eight high-speed lifts run at 1.4 m/s, and parking runs across a two-level basement planned at roughly three bays per 100 sqm of office space, with valet service and dedicated visitor bays.

Sustainability is designed in rather than badged on. Central 7 targets LEED Gold and is engineered to consume around 30% less energy than the industry standard, using solar cells, a UV-treated glass facade, motion-sensor lighting and recycled materials. The HVAC system carries UV disinfection.

Occupier amenities run to a 2,038 sqm gym and pool, Sky Suites, a co-working lounge, meeting rooms and a 374 sqm conference room, while the ground floor brings banks, a pharmacy, a supermarket, daycare and cafés to the door. Buyers receive complimentary office interior design.

Offices are sold freehold, open to buyers of all nationalities, and carry lifetime residency. Wujha also offers a managed-rental track in which the developer operates the unit and commits by agreement to a 9% gross annual yield; other ownership tracks are available. Construction is under way: as of April 2026 the third-floor slab was complete, with the fourth floor's columns and shear walls finished and its beams and slab around 55% done.
