Uptown Muscat

Uptown Muscat is a premium residential community by Wujha Development, set on a 100,000 sqm land parcel within Knowledge Oasis Muscat, in the Wilayat of Al Seeb. Launched in 2024, it is planned as a fully integrated urban development rather than a standalone block — apartments sit alongside Uptown Park and the retail-lined Uptown Boulevard.

The first phase is named IVY, after the evergreen climber — a nod to greenery and to Omani heritage carried into the future. Layouts span one-bedroom apartments with spacious balconies through to four-bedroom duplexes. Block A offers one, two and three-bedroom homes and duplexes delivered semi-finished with kitchen appliances, while Block B covers loft, one and two-bedroom homes in a fully finished specification.

Community amenities are built around family life: a clubhouse, swimming pool, private cinema and music theatre, children's play area, multi-use playground, library, sauna and jacuzzi, health club, cafés and restaurants, childcare, meeting rooms, concierge, parks and a dedicated bike and scooter walkway, with security and resident parking throughout.

Ownership is freehold, open to buyers of all nationalities, and carries lifetime Omani residency, inheritance rights for future generations, eligibility for a driving licence, and access to local banking and health insurance. Wujha also offers a managed-rental track in which the developer operates the unit and commits by agreement to a 9% gross annual yield; other ownership tracks are available. Knowledge Oasis Muscat is Oman's first technology park, established in 2003 and operated by Madayn — a 759,566 sqm district at Al Rusayl, home to more than 100 companies and institutions and to Middle East College. Al Rusayl Industrial City is about 10 minutes away by road, Al Khoud and Sultan Qaboos University around 13, and Muscat International Airport roughly 20.
