Ramada Residences by Wyndham Batumi is the first branded residences in central Batumi, a 45-storey landmark on the Alley of Heroes operated to Ramada by Wyndham hotel standards. The complex delivers 600 residences across roughly 38,380 m² of construction, over three parking levels and three floors of commercial space, and is served by four elevators (two passenger, two freight).
The tower stands at 10 Pirosmani Street in the district often called Batumi’s “mini-Dubai,” about 350 m — five minutes — from the seafront. The Alley of Heroes is 2 minutes away, Batumi Mall 5 minutes, the House of Justice 3 minutes, the Dancing Fountains 4 minutes, the Adjarabet Arena 10 minutes and the city’s casinos just 2 minutes, with panoramic views over the sea, the city, the mountains and Old Batumi.
The Wyndham name behind the residence is the world’s largest hotel group — 25 brands and more than 9,300 hotels across over 95 countries since 1954. In Batumi, branded hotels average around 67% annual occupancy against under 40% for non-branded stock, at an average daily rate of about $210, and ownership here is fully managed and “lock-and-go” — the residence is maintained and can be let in the owner’s absence.
Residences are delivered finished and furnished to Wyndham brand standards. The mix comprises studios of 34.2–39.4 m² from $135,131, one-bedrooms of 52.9–61.7 m² from $175,771 and two-bedrooms of 73.9–76.6 m² from $248,172. Developer pricing opened at $3,000 per m² and follows a published price-growth timeline rising toward $6,500 per m² at completion, a climb of some 117% over the build.
The facilities match the branded-hotel positioning: outdoor and indoor pools for adults and children, a full-service SPA with Turkish hammam, dry and steam saunas, a cryosauna, phytobar and massage rooms, a fitness centre, two conference rooms, a restaurant, bar and all-day cafe, a reception lounge with 24/7 concierge, plus room, shuttle and daily housekeeping services. Ownership is freehold; flexible installment terms are available on request from the developer, One Developments, and handover is scheduled for Q4 2029.
