About the project
Oval Village is Berkeley Group's new neighbourhood in Kennington, on the edge of the Kia Oval in London SE11. Homes are on sale in two of its buildings. The Halo sits inside the frame of Gasholder No. 1, a Grade II listed Victorian structure installed in 1847, and The Pinnacle rises 18 floors at the centre of the site. Every home is sold on a 999-year lease.
The residences
The Halo has one-bedroom apartments from 495 sq ft, two-bedroom apartments from 874 sq ft and three-bedroom apartments of up to 1,829 sq ft. Its three-bedroom penthouses run from 1,667 sq ft to 2,690 sq ft, and the largest has 921 sq ft of terrace. The building is round, but the layouts inside are practical, with Scandinavian-inspired interiors, Siemens appliances, comfort cooling in the living room and bedrooms and a choice of three kitchen palettes. Every apartment has a balcony or terrace. In The Pinnacle, two-bedroom homes start at 795 sq ft (74 m2) and three-bedroom homes at 1,073 sq ft (100 m2), with floor-to-ceiling windows and views over the Kia Oval to the south, Vauxhall to the west and the London skyline to the north.
The 1847 Club and the gardens
The residents' club takes its name from the year the gasholder went up. Goddard Littlefair designed the interiors: an 18-metre crescent pool, a hydro pool, steam room, sauna and treatment room, a gym with a separate studio, a 22-seat private cinema, a lounge, a meeting room and a 24-hour concierge. Berkeley expects the club to open in 2028. Halo residents also share a fifth-floor roof terrace that looks straight onto the cricket ground. Around the buildings lie 2.5 acres of landscaped gardens, the Phoenix Pond and Gasholder Place, a plaza planned for shops and cafes.
Location and payment plan
Vauxhall, Kennington and Oval stations are all less than ten minutes' walk away, giving the Victoria line and National Rail at Vauxhall and the Northern line at the other two. Berkeley quotes 33 minutes by train from Vauxhall to Gatwick Airport. At The Halo, buyers pay 10% on exchange of contracts, 10% twelve months later, 5% after 24 months and the remaining 75% on completion, which Berkeley schedules for 2028. The Pinnacle is sold on a 20% deposit on exchange, with 80% due on completion.
