About the project

Trillium is Berkeley Group's new development beside Paddington Green, in the City of Westminster, between Hyde Park and Regent's Park. It joins Berkeley's West End Gate scheme and adds three residential towers, The Burton, The Austin and The Ayrton, with 556 homes between them. Squire & Partners designed the buildings and BradyWilliams the interiors. The apartments now on sale are in The Burton, which Berkeley expects to complete in Q4 2028, and every one is sold on a 999-year lease.

Homes in The Burton

The Burton has one, two and three-bedroom apartments, each with a private balcony. One-bedroom homes start at 591 sq ft (55 m2), two-bedroom homes at 882 sq ft (82 m2) and three-bedroom homes at 1,183 sq ft (110 m2), balcony included. Kitchens are fitted with Miele appliances and composite worktops, the joinery is European oak, and the reception room, kitchen and hallway have engineered timber herringbone floors. Living rooms and bedrooms have comfort cooling and heating. The building has no gas supply: heating and hot water are electric. Buyers can choose finishes up to the build programme's cut-off dates, and an infrared shower or a fireplace can be added as options.

Spa and shared spaces

The residents' wellness suite has a 20-metre pool, a hydrotherapy pool with a foot spa, an infrared sauna, a steam room, a salt room, an ice plunge and treatment rooms. Berkeley plans to open it with the first completions in The Burton. Residents also have a lounge, a screening room, co-working space, a private dining room and a 24-hour concierge, and they can use the gym at neighbouring West End Gate. Outside, 1.1 acres of landscaped public space with art and water features lead from Trillium Square to Paddington Green.

Location and payment plan

Edgware Road station, on four Underground lines, is a minute's walk away. Paddington station is eight minutes on foot and has the Elizabeth line and the Heathrow Express, while Paddington Basin is five minutes away and Little Venice fifteen, by the developer's walking times. The payment plan is 10% on exchange of contracts, 10% twelve months later and 5% at eighteen months, with the remaining 75% due on completion.

The developer

Berkeley Group
A London housebuilder that works on old industrial land: gasworks, an arsenal, a railway goods yard
Berkeley Group was founded in 1976 by Tony Pidgley and is based in Cobham, Surrey. It is listed on the London Stock Exchange and builds across London, Birmingham and the South of England, nine in ten of its homes on previously developed land. In the year to April 2026 it handed over 4,076 homes. Its London schemes are large and take years to finish, and three of the seven in our catalogue are built around Victorian gasholder frames that were kept rather than cleared. Berkeley works through its own companies, so the name on a brochure is often St George or St William rather than Berkeley itself.

About Paddington

A Zone 1 rail hub on the canal, fifteen minutes from Heathrow, between Hyde Park, Little Venice and Marylebone.

Paddington is in the City of Westminster, on the western side of central London, with Edgware Road and Marylebone to the east, Little Venice and Maida Vale to the north, Bayswater to the south west and Hyde Park to the south. In 1801 it was a village of fewer than 2,000 people. That year work began on the Grand Junction Canal, and Paddington Basin opened as its London terminus, a wharf for straw, vegetables, cattle, coal and building materials. Then came the Great Western Railway. Isambard Kingdom Brunel's Paddington station opened in 1854, and in 1863 the Metropolitan, the world's first underground line, began running from here. The station is still the terminus for trains to the south west of England and South Wales, and it now has the Heathrow Express and, since 2022, the Elizabeth line. The goods yards around the basin fell empty in the early 1980s; from the late 1990s they were rebuilt as offices, flats, cafés and towpaths around Merchant Square and Sheldon Square. Away from the water, Paddington is Victorian terraces, the shops and Middle Eastern restaurants of Edgware Road, St Mary's Hospital, where Alexander Fleming discovered penicillin, and the old churchyard of Paddington Green. Beside the green, Berkeley is building Trillium, three towers with 556 homes.
