About the project

Wandsworth Mills is Berkeley Group's new neighbourhood on the banks of the River Wandle in Wandsworth, south-west London. Built by St George, the 3.4-acre site brings together 383 homes, landscaped gardens and Grade II listed buildings on the spot where Middle Mill once made dyes. The apartments now on sale are in The Artisan Tower, the 35-floor building at the centre of the scheme, all sold on a 999-year leasehold.

The residences

The tower offers studios, which the developer calls Manhattan apartments, along with one, two and three-bedroom homes, some of the larger ones with a study. Sizes run from 609 sq ft (57 m²) for a studio to 1,745 sq ft (162 m²) for a three-bedroom apartment with a study, balcony included, and most homes have a balcony. Living rooms have 2.5 m ceilings. Buyers choose between two palettes: Printmakers, with grey oak cupboards and a warm golden oak floor, or Weavers, with brown elm and a grey oak floor. Bedrooms get wool carpets and fitted wardrobes with fluted white doors, and bathrooms pair marble with fluted glass and textured wood. Selected apartments from level 17 upwards look out over the River Thames and the city.

The Retreat

Three whole floors of the tower, more than 15,000 sq ft, hold the residents' facilities called The Retreat. The two-storey Aqua Sanctuary is an indoor tropical pool set among planting, with tree houses that look down on the water. The thermal spa has three vitality pools, a sauna, a steam room, a snow room and an ice fountain, and there is a private treatment room and a gym with a studio for yoga and classes. Upstairs are two screening rooms, a library with an open fire, a virtual games room with a golf simulator and karaoke, a residents' lounge with a pool table, a meeting room and a private dining room residents can hire. A 24-hour concierge looks after the lobby.

Location and payment plan

Wandsworth Town station is about a five-minute walk away, and trains reach Clapham Junction in 3 minutes and London Waterloo in 13. Wandsworth Park, King George's Park and Wandsworth Common are all within walking distance, and the development adds 210 m of landscaped riverbank and 70 new trees. The payment plan asks for 10% on exchange of contracts, a further 10% twelve months later, 5% within 18 months of exchange and the remaining 75% on completion, which is expected in 2027. Each home comes with a 2-year Berkeley warranty and a 10-year NHBC building warranty.

The developer

Berkeley Group
A London housebuilder that works on old industrial land: gasworks, an arsenal, a railway goods yard
Berkeley Group was founded in 1976 by Tony Pidgley and is based in Cobham, Surrey. It is listed on the London Stock Exchange and builds across London, Birmingham and the South of England, nine in ten of its homes on previously developed land. In the year to April 2026 it handed over 4,076 homes. Its London schemes are large and take years to finish, and three of the seven in our catalogue are built around Victorian gasholder frames that were kept rather than cleared. Berkeley works through its own companies, so the name on a brochure is often St George or St William rather than Berkeley itself.

About Wandsworth

Where the River Wandle meets the Thames: a busy town centre, big commons and old industrial land turned into homes.

Wandsworth Town is a south-west London district in the London Borough of Wandsworth, a little over four miles from Charing Cross, at the point where the River Wandle runs into the Thames. For centuries the Wandle drove mills, dye works and breweries, and Young's brewed beer at the Ram Brewery here until 2006. Much of that land is now housing. The old brewery has become Ram Quarter, with flats among its listed buildings and a promenade along the river, the riverside wharves near Wandsworth Bridge are lined with apartment blocks, and Berkeley is building Wandsworth Mills on the banks of the Wandle. Uphill from the town centre the streets change character: Victorian and Edwardian houses around Wandsworth Common, 171 acres of grass, woods and ponds, and the pubs and independent shops of Old York Road. Families and young professionals make up much of the population. The trains are the main draw for commuters: Wandsworth Town station is one stop from Clapham Junction and about 13 minutes from Waterloo, and the District line runs through Southfields and East Putney.
