About the project

The Maltings is the newest building at Horlicks Quarter, Berkeley Group's neighbourhood on the old Horlicks factory site in central Slough, Berkshire. It rises eight floors beside Clocktower Place and Aquifer Gardens and holds 116 apartments, sold off-plan with completion planned for Q1 2028. Malted milk was made on this site for more than a century, and Berkeley designed the building and its interiors around that industrial past.

The apartments

On sale are one-bedroom apartments of 450 sq ft, two-bedroom apartments from 656 to 818 sq ft and three-bedroom apartments of 1,075 sq ft, each with outside space in the form of a balcony or a terrace. Buyers choose between three interior palettes: Malt House, Steam Grey and Botanic Green. Kitchens are custom designed, with handleless doors, a stone worktop and full-height stone splashback, and a Bosch oven and induction hob. The main bedroom has fitted wardrobes, and mechanical ventilation filters the air inside the home. Every apartment is sold on a 999-year lease that starts on 1 July 2027.

Facilities

The ground floor of The Maltings has its own residents' lounge with a book nook and a pool table, and residents can book the whole space for a private event. They also use the shared facilities in the neighbouring Horlicks Factory: the gym, cinema room, co-working hub, 12-hour concierge and the rooftop garden with views towards Windsor Castle. Close to the front door are a day nursery for children from six weeks to five years, a café and a convenience store on Clocktower Place, and the lawn and water features of Aquifer Gardens.

Location and payment

The developer

Berkeley Group
A London housebuilder that works on old industrial land: gasworks, an arsenal, a railway goods yard
Berkeley Group was founded in 1976 by Tony Pidgley and is based in Cobham, Surrey. It is listed on the London Stock Exchange and builds across London, Birmingham and the South of England, nine in ten of its homes on previously developed land. In the year to April 2026 it handed over 4,076 homes. Its London schemes are large and take years to finish, and three of the seven in our catalogue are built around Victorian gasholder frames that were kept rather than cleared. Berkeley works through its own companies, so the name on a brochure is often St George or St William rather than Berkeley itself.

About Slough

A Berkshire town 20 miles west of London, joined to the capital by fast trains and the Elizabeth line.

Slough is a town in Berkshire, about 20 miles west of central London, in the Thames Valley. It is not part of London: it has its own council, Slough Borough Council, and until 1974 it was in Buckinghamshire. What ties it to the capital is the railway. Slough is on the Great Western main line, and the fastest trains reach London Paddington in about 15 minutes; since 2022 the Elizabeth line has also run from Slough straight through central London, reaching Bond Street in about 35 minutes and going on to Liverpool Street and Canary Wharf. Heathrow is about five miles away, Windsor two miles south across the Thames, six minutes by the branch line, and the M4, M40 and M25 motorways meet near the town. Slough grew up as a place of work. The Slough Trading Estate, founded in 1920, is the largest industrial estate in Europe in single private ownership, with around 20,000 people at work and one of Europe's biggest clusters of data centres, and Mars, O2 and Lego all have their UK head offices in the town. Malted milk was made at the Horlicks factory near the station for more than a century; its site is now Berkeley's Horlicks Quarter. At the 2021 census the town had about 143,000 residents, almost half of them of Asian heritage.
