About the project

Horlicks Factory is the restored factory building at the centre of Horlicks Quarter, Berkeley Group's new neighbourhood in central Slough, Berkshire. Malted milk was made here from 1908. Berkeley kept the red brick, the 47-metre chimney, the Clocktower and the red Horlicks letters on the roof, and turned the building into 161 homes. The work is complete and the apartments are ready to move into. Around it, the 12-acre masterplan is planned for up to 1,300 homes across 11 buildings, among them The Maltings, a new building next door.

The apartments

To bring daylight into the old factory, Berkeley opened up its central section from the lower ground floor to the roof and made a full-height glass atrium. The dual aspect apartments of the Atrium Collection open onto floating walkways above an indoor garden, and a glass lift runs up to the roof. On sale are two-bedroom apartments from 632 to 928 sq ft and three-bedroom apartments of 1,128 sq ft. Kitchens have stone worktops and Bosch integrated appliances, and every home comes with a 10-year build warranty. The apartments are sold leasehold, on 999-year leases.

Residents' facilities

The shared facilities of Horlicks Quarter are inside this building: a residents' gym, a cinema room, a lounge with a pool table, a residents' kitchen and dining room, and a 12-hour concierge with a parcel store. The co-working hub sits in the Clocktower, with superfast broadband and a fireplace. Up on the roof, behind the Horlicks letters, a private garden looks out towards Windsor Castle and the Berkshire countryside. Outside are a day nursery, a café and a convenience store on Clocktower Place, and the lawns and water features of Aquifer Gardens.

Location and payment

Slough station is a 7-minute walk away. Great Western Railway trains reach London Paddington in 15 minutes, and the Elizabeth line runs direct to Bond Street in 31 minutes and Canary Wharf in 46. Slough lies 22 miles west of London; Windsor is one stop away by train and Heathrow Airport 8 miles by road. Because the building is finished, the payment plan has two steps: 10% of the price on exchange of contracts, less the reservation fee, and the remaining 90% on completion.

The developer

Berkeley Group
A London housebuilder that works on old industrial land: gasworks, an arsenal, a railway goods yard
Berkeley Group was founded in 1976 by Tony Pidgley and is based in Cobham, Surrey. It is listed on the London Stock Exchange and builds across London, Birmingham and the South of England, nine in ten of its homes on previously developed land. In the year to April 2026 it handed over 4,076 homes. Its London schemes are large and take years to finish, and three of the seven in our catalogue are built around Victorian gasholder frames that were kept rather than cleared. Berkeley works through its own companies, so the name on a brochure is often St George or St William rather than Berkeley itself.

About Slough

A Berkshire town 20 miles west of London, joined to the capital by fast trains and the Elizabeth line.

Slough is a town in Berkshire, about 20 miles west of central London, in the Thames Valley. It is not part of London: it has its own council, Slough Borough Council, and until 1974 it was in Buckinghamshire. What ties it to the capital is the railway. Slough is on the Great Western main line, and the fastest trains reach London Paddington in about 15 minutes; since 2022 the Elizabeth line has also run from Slough straight through central London, reaching Bond Street in about 35 minutes and going on to Liverpool Street and Canary Wharf. Heathrow is about five miles away, Windsor two miles south across the Thames, six minutes by the branch line, and the M4, M40 and M25 motorways meet near the town. Slough grew up as a place of work. The Slough Trading Estate, founded in 1920, is the largest industrial estate in Europe in single private ownership, with around 20,000 people at work and one of Europe's biggest clusters of data centres, and Mars, O2 and Lego all have their UK head offices in the town. Malted milk was made at the Horlicks factory near the station for more than a century; its site is now Berkeley's Horlicks Quarter. At the 2021 census the town had about 143,000 residents, almost half of them of Asian heritage.
