Kennington

Kennington is a district of south London, mostly in the London Borough of Lambeth along its border with Southwark, about a mile and a half south of Charing Cross. It was a royal manor in the Middle Ages, given to the Black Prince in 1337, and it still has Georgian streets around Cleaver Square and Kennington Park Road. Today it is a residential district of terraces, blocks of flats and council estates between Vauxhall, Elephant and Castle and Waterloo. Its best-known address is the Oval, home of Surrey County Cricket Club since 1845 and the traditional venue of the last Test match of the English summer. Kennington Park, laid out on the old common, is the local green space, and the Imperial War Museum stands at the northern edge of the district. Two Northern line stations, Kennington and Oval, put the City, the West End and Waterloo within about ten minutes, and since 2021 Kennington has also been the junction for the extension to Nine Elms and Battersea Power Station. Next to the cricket ground, the old Oval gasholders are being rebuilt as Oval Village.

CONNECTIVITY

Where Kennington sits.

Several of south London's main roads into town meet in Kennington. The A3 (Kennington Park Road) heads north-east to Elephant and Castle and on to the City, and the A23 (Kennington Road and Brixton Road) runs north to Westminster Bridge and south to Brixton. The A202 passes the Oval on its way to Camberwell and Vauxhall, and Kennington Lane runs west to Vauxhall Cross and the river. These roads are busy at rush hour. Kennington is close enough to the centre that most residents travel by Tube, bus or bicycle, and Westminster and Waterloo are within walking distance.

THE DATA

The numbers. No fluff.

Kennington suits people who want to live close to the centre in a residential district: people who work in Westminster, the City and the South Bank, and families drawn by the period streets and the park. Most of the housing is older, so new-build supply comes mainly from a few larger schemes. The biggest is Oval Village, where the Berkeley Group is rebuilding the land around the Oval gasholders, with a listed Victorian gasholder frame turned into an apartment building, gardens, shops and a residents' club, sold on 999-year leases with a peppercorn ground rent. The wider area changed when the Northern line extension opened in 2021 and Nine Elms and Battersea Power Station filled with new homes, shops and the US Embassy. A foreign national can buy in their own name. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, plus 5% more if they already own a home anywhere else. London prices as a whole fell over the year to mid-2026 and buyers have been taking their time, especially off plan.

IS IT RIGHT FOR YOU?

Who Kennington suits best.

A strong fit if you're…
  • People who want to be close to everything: the City, the West End, Waterloo and London Bridge are each within about ten minutes on the Northern line
  • Cricket and sport lovers: the Oval is on the doorstep, with Test, county and white-ball cricket through the summer
  • Buyers who want period character with new options nearby: Georgian streets sit next to new buildings with concierge, pool and gym at Oval Village
Look elsewhere if you want…
  • Main roads are heavy with traffic: the A3, A23 and A202 all cross the district, so check noise and outlook before choosing a flat on one of them
  • Off-plan buyers should check the timetable: parts of Oval Village, including some residents' club facilities, are not due until 2028, and dates can move

GOOD TO KNOW

Common questions about Kennington.

Can a foreign national buy a flat in Kennington?+

Yes. There is no legal restriction on foreign nationals buying a home in England in their own name. Flats are almost always sold leasehold: you own the flat for the length of the lease. At Oval Village the leases run for 999 years, and most new leases granted since 30 June 2022 carry only a peppercorn ground rent, in practice nothing. A company registered outside the UK must first be entered on the Register of Overseas Entities at Companies House.

How long does it take from Kennington to central London, Canary Wharf and Heathrow?+

From Kennington station the Northern line reaches Waterloo in about 2 minutes, London Bridge in about 5, and Bank and Tottenham Court Road in about 7. Canary Wharf is about 18 minutes, changing to the Jubilee line at London Bridge. Heathrow is about 41 minutes, changing to the Elizabeth line at Tottenham Court Road. Times are approximate and depend on the time of day.

Does buying property in Kennington give me UK residency?+

No. The UK has no visa or residence route linked to buying property, and the Tier 1 Investor visa closed in February 2022. Owning a home does not give the right to live in the UK. Routes based on work, study, family or a new business exist, and a regulated immigration adviser can explain them.

What taxes does an overseas buyer pay?+

On completion you pay Stamp Duty Land Tax: if you already own a home anywhere in the world, the rate on every band is 5 points higher, and a buyer who is not UK resident adds another 2 points. Every year the flat carries council tax set by Lambeth, plus the building's service charge. Rent is taxed in the UK, usually through the Non-Resident Landlord Scheme. On a sale, a non-resident pays UK capital gains tax and must report it within 60 days, and a London flat always falls within UK inheritance tax. A UK tax adviser can check your own position.

Can I let a Kennington flat on short stays?+

Within limits. Across Greater London, a home can be let for short stays for up to 90 nights a year without planning permission, and the council's permission is needed beyond that. Many leases and buy-to-let mortgages do not allow short lets, so check the lease first. Long lets fall under the Renters' Rights Act, and since 1 May 2026 tenancies have been periodic.

What is Oval Village?+

Oval Village is Berkeley Group's neighbourhood on the old gasworks beside the Oval cricket ground. Its centrepiece, The Halo, is built inside Oval Gasholder No. 1, a Grade II listed wrought iron frame from 1847, and The Pinnacle rises 18 floors beside it. The plan includes about 2.5 acres of landscaped gardens, two new public spaces with shops and cafés, and a residents' club with an 18-metre pool, spa and cinema. More than 350 residents already live there. It is less than ten minutes' walk from Vauxhall, Oval and Kennington stations.
