Camden

Camden Town is in north London, about two and a half miles from Charing Cross, and gives its name to the London Borough of Camden, which is run from here. It was laid out as a residential suburb from 1791 and named after Charles Pratt, the first Earl Camden. The Regent's Canal came through in 1816 and the railway in 1837, and Camden grew up around its wharves, goods yards and engine sheds. Since 1973, when a market opened in an old timber yard at Camden Lock, the area has been best known for its markets, including the Stables Market, and for its music venues, from the Roundhouse, a former locomotive shed, to the Electric Ballroom. Away from the crowds on Camden High Street, the streets are lined with Georgian and Victorian terraces. Regent's Park, London Zoo and Primrose Hill are on the western side, and Hampstead Heath is a short trip north. Camden Town station is the junction of the Northern line's branches, and Chalk Farm, Mornington Crescent and two Overground stations are close by. On the old railway land off Chalk Farm Road, the Berkeley Group is building Camden Goods Yard.

CONNECTIVITY

Where Camden sits.

Camden's main roads are Camden High Street and Camden Street (A400), which run south towards Mornington Crescent and Euston, and Camden Road (A503), which leads north-east to Holloway. Both are red routes where stopping is restricted. Chalk Farm Road continues the High Street north past the markets and the goods yard towards Chalk Farm and Hampstead. Euston Road, with Euston, King's Cross and St Pancras stations along it, is a short drive or a twenty-minute walk south. Traffic is heavy and the markets fill the streets at weekends, so most people here travel by Tube, Overground, bus, bicycle or on foot along the canal.

Nearest station today: Camden Town, Chalk Farm and Mornington Crescent (Northern line); Camden Road and Kentish Town West (London Overground)
Camden Town is the point where the Northern line's two northern branches, to Edgware and to High Barnet, meet its two central London branches, through Charing Cross to the West End and through Bank to the City, so trains in every direction are a short wait away. On busy Sunday afternoons entry to the station is restricted. Chalk Farm and Mornington Crescent are on the same line, and Camden Road and Kentish Town West are on the London Overground. Kentish Town has Thameslink trains, and King's Cross St Pancras, with Eurostar to the continent, is four minutes away.

THE DATA

The numbers. No fluff.

Camden draws buyers who want inner London with character: people working in King's Cross, the West End and the City, and families who want Regent's Park and Primrose Hill on their doorstep. Most of the housing is Georgian and Victorian terraces, many split into flats, so new-build apartments with a pool, gym and concierge are rare here. The largest new scheme is Camden Goods Yard, where St George, part of the Berkeley Group, is turning eight acres of former railway land off Chalk Farm Road into homes, shops, a Morrisons supermarket and landscaped gardens, around listed warehouse buildings. Its flats are sold on 999-year leases with a peppercorn ground rent. A foreign national can buy in their own name. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, plus 5% more if they already own a home anywhere else, and Camden doubles council tax on second homes that nobody lives in. London prices as a whole fell over the year to mid-2026 and buyers have been taking their time.

IS IT RIGHT FOR YOU?

Who Camden suits best.

A strong fit if you're…
  • People who want to be well connected: King's Cross and Eurostar are four minutes away, the West End about seven, and the Northern line runs in every direction from Camden Town
  • Buyers who want parks and green space: Regent's Park, Primrose Hill and the canal towpath are within walking distance, and Hampstead Heath a short trip north
  • Buyers who like a lively neighbourhood: the markets, the Roundhouse, music venues, pubs and the canal are all on foot
Look elsewhere if you want…
  • Camden Town is busy: the markets and music venues bring crowds and noise, especially at weekends and at night, so choose the street with care
  • Second homes cost more to keep: Camden charges double council tax on furnished homes that are nobody's main residence

GOOD TO KNOW

Common questions about Camden.

Can a foreign national buy a flat in Camden?+

Yes. There is no legal restriction on foreign nationals buying a home in England in their own name. Flats are almost always leasehold, which means you own the flat for the length of the lease. At Camden Goods Yard the leases run for 999 years from 2023, and most new leases granted since 30 June 2022 carry only a peppercorn ground rent. A company registered outside the UK must first be entered on the Register of Overseas Entities at Companies House.

How long does it take from Camden to central London, Canary Wharf and Heathrow?+

From Camden Town station the Northern line reaches King's Cross in about 4 minutes, Tottenham Court Road in about 7 and Bank in about 13; Oxford Circus is about 8 minutes with a change to the Victoria line. Canary Wharf takes about 24 minutes and Heathrow about 41, both changing to the Elizabeth line at Tottenham Court Road. Times are approximate and longer at busy times.

Does buying a home in Camden give me the right to live in the UK?+

No. The UK has no visa or residence route linked to buying property, and the Tier 1 Investor visa closed in February 2022. Owning a home and immigration status are separate. Visas are granted for work, study, family or a new business, and a regulated immigration adviser can explain the options.

What taxes does an overseas buyer pay?+

On completion you pay Stamp Duty Land Tax: if you already own a home anywhere in the world, the rate on every band is 5 points higher, and a buyer who is not UK resident pays another 2 points. Every year the flat carries council tax set by Camden, which charges double on furnished second homes, plus the building's service charge. Rent is taxed in the UK, usually through the Non-Resident Landlord Scheme. On a sale, a non-resident pays UK capital gains tax and must report within 60 days, and a London flat always falls within UK inheritance tax. A UK tax adviser can look at your own position.

Can I let my Camden flat on short stays?+

In Greater London a home can be let for short stays for up to 90 nights a year without planning permission; beyond that you need the council's permission. Many leases and buy-to-let mortgages do not allow short lets at all, so read the lease first. Long lets follow the Renters' Rights Act, and tenancies have been periodic since 1 May 2026.

What is Camden Goods Yard?+

Camden Goods Yard is an eight-acre development by St George, part of the Berkeley Group, on Chalk Farm Road, on the land where the canal met the railway in the nineteenth century. Some of the old warehouses, stables and engine vaults are Grade II listed. The first phase has 218 apartments in two buildings, The Gallery and The Regent, with a residents' club that has a 19-metre pool, sauna, gym and screening rooms. About 40% of the site is planned as landscaping, with more than 240 new trees, and a Morrisons supermarket is planned on the ground floor of The Gallery. Chalk Farm station is about a six-minute walk away.
