West London in a bend of the Thames: Victorian terraces, riverside parks and a new neighbourhood on the old gasworks.

Fulham

Fulham sits in a loop on the north bank of the Thames in the London Borough of Hammersmith and Fulham, a little under four miles south-west of Charing Cross, with Putney facing it across the water. Most of the district is long streets of Victorian and Edwardian terraced houses, which is why families and professionals who could live anywhere in west London so often settle here. Parsons Green, Fulham Broadway, Walham Green and West Brompton each have their own high street and pubs, and the riverside is lined with parks: Bishop's Park and the gardens of Fulham Palace, Hurlingham Park and, further east, South Park and Eel Brook Common. Two football grounds, Craven Cottage and Stamford Bridge, sit inside the district. New building is concentrated in Sands End, the southern tip of the loop, where gasworks, a power station and wharves once stood. Imperial Wharf and Chelsea Harbour replaced the old riverside industry, and the former Fulham gasworks is now becoming King's Road Park, a Berkeley neighbourhood of around 1,800 homes and six acres of open space around a restored Grade II* gasholder. Getting around is easy: the District line runs through the middle of Fulham, and the London Overground stops at Imperial Wharf and West Brompton.

CONNECTIVITY

Where Fulham sits.

Fulham is bounded by the river on three sides, so two bridges carry most of its traffic south: Putney Bridge at the western end, on the A219 that runs up Fulham Palace Road to Hammersmith, and Wandsworth Bridge in Sands End on the A217. The King's Road leads east into Chelsea. To the north, the A4 through West Kensington is the road out to the M4 and Heathrow. Parking on residential streets is controlled, and most people who live here get around by Tube, Overground, bus and bicycle rather than by car.

THE DATA

The numbers. No fluff.

Fulham is a settled, mostly residential part of west London, and the people who buy here tend to stay: families after a house with a garden near good schools, and professionals who want a short Tube ride into town without living in the centre. Most of the housing is period terraces, so new flats are scarce and concentrated by the river in Sands End, at Imperial Wharf, Chelsea Harbour and now King's Road Park on the old gasworks. That is where an overseas buyer is most likely to find a new-build apartment with a concierge, gym and a long lease. A foreign national can buy in their own name with no permission needed. Flats are sold leasehold (King's Road Park leases run for 999 years), and most new leases carry a peppercorn ground rent. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, plus a further 5% if they already own a home anywhere else. London prices fell over the year to mid-2026 and buyers have been taking their time, especially off plan, which leaves room to choose carefully.

IS IT RIGHT FOR YOU?

Who Fulham suits best.

A strong fit if you're…
  • Families and long-term owner-occupiers: period streets, riverside parks, the Thames path and a wide choice of state and independent schools
  • Buyers who want new-build in a mature district: the riverside schemes in Sands End sit next to established streets, shops and two Overground and District line stations
  • Pied-à-terre buyers: Zone 2, quick links to Chelsea, Kensington and the West End, and buildings with concierge and residents' facilities
Look elsewhere if you want…
  • Short-let plans are limited: in Greater London a home can be let for short stays for no more than 90 nights a year without planning permission, and many leases forbid it
  • Running costs and tax add up: leasehold flats carry a service charge, and non-resident buyers pay a higher Stamp Duty rate, so take advice before reserving

GOOD TO KNOW

Common questions about Fulham.

Can a foreign national buy property in Fulham?+

Yes. There is no legal restriction on foreign nationals buying a home in England in their own name. Flats are normally sold leasehold, a long lease from the freeholder; at King's Road Park the leases run for 999 years. On most new leases granted since 30 June 2022 the ground rent is a peppercorn, which in practice means nothing. New homes come with a 10-year building warranty. Your solicitor will carry out identity and source-of-funds checks before exchange, and the owner's name and the price become public on the Land Registry title once the purchase is registered.

Does buying a home in Fulham give me a UK visa or residency?+

No. The UK has no visa or residence route linked to buying property, and owning a flat gives no right to live in the country. Visas are based on work, study, family or setting up a business. Spending a lot of time in the UK can, however, make you UK resident for tax, so take tax advice before planning long stays.

How well connected is Fulham?+

Very well. The District line runs through the middle of the district, with stations at West Brompton, Fulham Broadway, Parsons Green and Putney Bridge, and Earl's Court a stop or two north for the Piccadilly line to Heathrow. Imperial Wharf, in Sands End, is on the London Overground, about five minutes from Clapham Junction. The West End is roughly 25 minutes by Tube with one change, and Heathrow is about 35 to 45 minutes by car outside the rush hour.

Where are the new homes in Fulham being built?+

Mostly in Sands End, the southern and eastern edge of Fulham along the river, where the gasworks, a power station and wharves used to be. Imperial Wharf and Chelsea Harbour were built on that land, and the former Fulham gasworks is now King's Road Park: around 1,800 homes by Berkeley, six acres of park and squares, and the restored Grade II* gasholder at the centre, the oldest of its kind still standing. The rest of Fulham is largely Victorian and Edwardian terraces, where new flats are rare.

What taxes does an overseas buyer pay on a Fulham flat?+

On completion you pay Stamp Duty Land Tax. A buyer who has not spent 183 days in the UK in the 12 months before the purchase pays a 2% non-resident surcharge on top of the normal rates, and a further 5% applies if you will own another home anywhere in the world after the purchase. The 2% can be reclaimed if you then spend enough time in the UK. Once you own the flat there is council tax and the building's service charge. Rental income is taxable in the UK, and so is a gain when you sell. Get advice from a UK tax adviser on your own position.

Can I let a Fulham flat to holidaymakers?+

Only within tight limits. In Greater London a home can be let for short stays for up to 90 nights a year in total without planning permission, and only by someone who pays the council tax on it. Many new-build leases and buy-to-let mortgages rule out short lets altogether. Ordinary lets to tenants are allowed, under the rules for the private rented sector, which changed with the Renters' Rights Act 2025.
