Where the River Wandle meets the Thames: a busy town centre, big commons and old industrial land turned into homes.

Wandsworth

Wandsworth Town is a south-west London district in the London Borough of Wandsworth, a little over four miles from Charing Cross, at the point where the River Wandle runs into the Thames. For centuries the Wandle drove mills, dye works and breweries, and Young's brewed beer at the Ram Brewery here until 2006. Much of that land is now housing. The old brewery has become Ram Quarter, with flats among its listed buildings and a promenade along the river, the riverside wharves near Wandsworth Bridge are lined with apartment blocks, and Berkeley is building Wandsworth Mills on the banks of the Wandle. Uphill from the town centre the streets change character: Victorian and Edwardian houses around Wandsworth Common, 171 acres of grass, woods and ponds, and the pubs and independent shops of Old York Road. Families and young professionals make up much of the population. The trains are the main draw for commuters: Wandsworth Town station is one stop from Clapham Junction and about 13 minutes from Waterloo, and the District line runs through Southfields and East Putney.

CONNECTIVITY

Where Wandsworth sits.

Wandsworth town centre is a traffic hub: the A3 towards Kingston and Guildford and the South Circular (A205) both pass through its one-way system, and Wandsworth Bridge on the A217 crosses the Thames to Fulham. The roads are busy at peak times, which is one reason most residents rely on the trains. Thames river bus services call at the pier at Wandsworth Riverside Quarter for central London.

THE DATA

The numbers. No fluff.

Wandsworth draws two kinds of buyer. Families buy the period houses around Wandsworth Common and Old York Road and tend to stay for years. Commuters and newcomers to London buy flats near the river and the station, where the trains to Waterloo, Victoria and Clapham Junction do most of the work. Almost all new-build stock is on former industrial land by the Thames and the Wandle: Ram Quarter on the old brewery, the riverside blocks by Wandsworth Bridge, and Wandsworth Mills, where Berkeley is building 383 homes around Grade II listed buildings with a 999-year lease. A foreign national can buy in their own name with no permission needed. Flats are sold leasehold and pay a yearly service charge, and most new leases carry a peppercorn ground rent. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, plus 5% more if they already own a home anywhere else. London prices fell over the year to mid-2026 and off-plan buyers in particular have been in no hurry.

IS IT RIGHT FOR YOU?

Who Wandsworth suits best.

A strong fit if you're…
  • Rail commuters: Waterloo in about 13 minutes, Victoria in about 12 and Clapham Junction one stop away, with direct trains to Gatwick from there
  • Families: Wandsworth Common, three large parks, period houses and a good spread of state and independent schools
  • Buyers who want a new flat by the water: the new schemes sit on the Thames and the Wandle, with river walks and residents' facilities
Look elsewhere if you want…
  • The town centre is busy with traffic: the A3 and the South Circular meet in the one-way system, so flats right on the main roads are noisier than streets around the common
  • Short lets are limited: in Greater London a home can be let for short stays for no more than 90 nights a year without planning permission, and many leases forbid it

GOOD TO KNOW

Common questions about Wandsworth.

Can a foreign national buy property in Wandsworth?+

Yes. Foreign nationals can buy a home in England in their own name with no legal restriction. Flats are sold leasehold; at Wandsworth Mills the lease runs for 999 years. Most new leases granted since 30 June 2022 carry a peppercorn ground rent, which is nothing in practice, and new homes come with a 10-year building warranty. Your solicitor checks your identity and where your money comes from before contracts are exchanged.

Does buying in Wandsworth give me a UK visa?+

No. The UK has no visa or residence route linked to buying property, and owning a home gives no right to live here. Visas depend on work, study, family or setting up a business. Long stays can still make you UK resident for tax, so take tax advice before you plan them.

How long does it take to get into central London from Wandsworth?+

About a quarter of an hour by train. Wandsworth Town station is one stop from Clapham Junction and about 13 minutes from Waterloo, with trains to Vauxhall on the way. Wandsworth Common station reaches Victoria in about 12 minutes. The District line stops at Southfields and East Putney, and river buses run from the pier at Wandsworth Riverside Quarter. Gatwick is about 30 minutes by train from Clapham Junction.

Where is new housing being built in Wandsworth?+

On the old industrial land along the Thames and the Wandle. The Ram Brewery, where Young's brewed until 2006, is now Ram Quarter, with flats among the restored listed buildings and a promenade beside the river. The wharves by Wandsworth Bridge have been rebuilt as apartment blocks. Berkeley's Wandsworth Mills is going up on the Wandle: 383 homes on 3.4 acres, including The Artisan Tower and converted Grade II listed townhouses, with 210 metres of landscaped riverbank.

What does an overseas buyer pay in tax on a Wandsworth flat?+

Stamp Duty Land Tax is paid on completion. If you have not spent 183 days in the UK in the 12 months before buying, a 2% non-resident surcharge is added to every band, and a further 5% applies if you will own another home anywhere in the world. The 2% can be reclaimed if you later spend enough time in the UK. Owners pay council tax and the building's service charge; rent and gains on sale are taxed in the UK. A UK tax adviser can work out your own figures.

Is Wandsworth good for families?+

Yes, and that is who many of its buyers are. Wandsworth Common alone covers 171 acres, and Wandsworth Park and King George's Park add more green space by the Thames and the Wandle. The streets around the common and Old York Road are mostly Victorian and Edwardian houses. There are state primaries such as Allfarthing and West Hill, state secondaries including Southfields Academy, and independent schools such as Emanuel School by the common. St George's Hospital is close by in Tooting.
