Bethnal Green

Bethnal Green is part of London's East End, in the London Borough of Tower Hamlets, just beyond Shoreditch and Spitalfields on the eastern side of the City. It takes its name from a small common that is still there as Bethnal Green Gardens, opposite the Tube station. For two centuries this was a crowded working district of workshops and terraces. Much of it was rebuilt after the slums were cleared, so today council estates sit next to Victorian terraced streets, conservation areas, a Soane church and some of the best-known markets in London: the Columbia Road Flower Market on Sunday mornings, Bethnal Green Road and Roman Road. The northern edge of the district runs along the Regent's Canal to Victoria Park, the large Victorian park on its eastern side, with Broadway Market and London Fields just across the water in Hackney. The Young V&A museum reopened here in 2023. The Central line reaches Liverpool Street in one stop, and the Overground stops at Bethnal Green and Cambridge Heath. On the canal, the old Bethnal Green gasholders are being turned into homes at Regent's View.

CONNECTIVITY

Where Bethnal Green sits.

Cambridge Heath Road (A107) is the spine of the district: it starts at Whitechapel Road on the A11 and runs north past the Tube station and the Young V&A to the Regent's Canal and Hackney. Bethnal Green Road and Hackney Road lead west into Shoreditch and the City, and Roman Road runs east towards Bow. Streets are busy and parking is controlled, so most people here walk, cycle or take the Tube, the Overground or one of the buses to central London. Santander Cycles docks sit by the station, York Hall and Victoria Park.

THE DATA

The numbers. No fluff.

Bethnal Green is close enough to the City to walk, and that shapes who buys here: people working in the City, Shoreditch and Canary Wharf, and creative professionals who like the markets and the canal. Most of the housing is older. Period terraces in the conservation areas change hands rarely, and much of the rest is council and housing association stock, so new-build flats with a concierge and gym are scarce. The largest new scheme is Regent's View on the canal, where St William, part of the Berkeley Group, is turning the old gasholders into 555 homes in five buildings, sold on 999-year leases with a peppercorn ground rent. A foreign national can buy in their own name. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, plus 5% more if they own a home anywhere else. Tower Hamlets doubles council tax on second homes that nobody lives in. London prices as a whole fell over the year to mid-2026, and buyers have been taking their time.

IS IT RIGHT FOR YOU?

Who Bethnal Green suits best.

A strong fit if you're…
  • People working in the City or Shoreditch: Liverpool Street is one stop on the Central line, and many residents walk or cycle to work
  • Buyers who want east London life on the doorstep: Columbia Road, Broadway Market, Brick Lane, the canal towpath and Victoria Park are all within walking distance
  • Buyers who want a ready flat rather than an off-plan one: homes at Regent's View are ready to move into
Look elsewhere if you want…
  • A busy, mixed inner-city area: main roads are loud, estates and new buildings sit side by side, and the Sunday markets bring crowds, so visit on a weekday and at the weekend
  • Second-home owners should budget for council tax: Tower Hamlets charges double on a furnished home that is nobody's main residence

GOOD TO KNOW

Common questions about Bethnal Green.

Can a foreign national buy a flat in Bethnal Green?+

Yes. There is no legal restriction on foreign nationals buying a home in England in their own name. Flats are almost always sold leasehold, which means you own the flat for the length of the lease; at Regent's View the leases run for 999 years, and most new leases granted since 30 June 2022 carry only a peppercorn ground rent. A company registered outside the UK must first join the Register of Overseas Entities at Companies House before it can buy.

How long does it take from Bethnal Green to central London, Canary Wharf and Heathrow?+

From Bethnal Green station the Central line reaches Liverpool Street in about 3 minutes, Bank in about 5 and Oxford Circus in about 13. Canary Wharf takes about 20 minutes, by bus and the Elizabeth line or by the Central and Jubilee lines. Heathrow is about 47 minutes, changing to the Elizabeth line at Liverpool Street. From Cambridge Heath, Overground trains reach Liverpool Street in about 7 minutes. Times are approximate.

Does buying a home in Bethnal Green give me UK residency?+

No. The UK has no visa or residence route linked to property, and the Tier 1 Investor visa closed in February 2022. Owning a flat and having the right to live in the UK are separate matters. Visas are granted for work, study, family or a new business, and a regulated immigration adviser can tell you which might fit.

What taxes does an overseas buyer pay?+

On completion you pay Stamp Duty Land Tax: the rates on every band are 5 points higher if you already own a home anywhere in the world, and 2 points higher again if you are not UK resident. Every year you pay council tax to Tower Hamlets, which doubles it on furnished second homes, plus the building's service charge. Rent is taxed in the UK, usually through the Non-Resident Landlord Scheme. On a sale, a non-resident pays UK capital gains tax and must report within 60 days, and a London flat always falls within UK inheritance tax. Take advice from a UK tax adviser.

Can I let my flat on short stays?+

In Greater London a home can be let for short stays for up to 90 nights a year without planning permission; beyond that the council's permission is needed. Many leases and buy-to-let mortgages do not allow short lets at all, so read the lease first. Long lets follow the Renters' Rights Act, under which tenancies have been periodic since 1 May 2026.

Where in Bethnal Green are the new homes?+

The main new scheme is Regent's View, on the Regent's Canal at the northern edge of the district, where the Victorian gasholder frames now hold five apartment buildings around 1.75 acres of public space and gardens. It is a few minutes' walk from Cambridge Heath station, with Victoria Park to the east and Broadway Market across the water. Elsewhere, new building comes in smaller infill blocks among the older streets and estates.
