About the project
Regent's View is the redevelopment of the Victorian gasholders on Regent's Canal in Bethnal Green, built by St William, part of Berkeley Group. RSHP designed the scheme, which won Best Future Residential Development at the World Architecture Festival in 2024. It brings 555 homes across five buildings, and this page covers two of them: The Wright Building, with 10 floors and 63 private apartments, and The Westwood Building, with 8 floors and 56. The first homes are ready to move into, and every apartment is sold on a 999-year lease.
The apartments
The homes on sale are one, two and three bedroom apartments on floors 3 to 10. One-bedroom apartments start at 555 sq ft (52 m2), two-bedroom at 832 sq ft (77 m2), and the three-bedroom layout measures 1,309 sq ft (122 m2). Each figure includes the private balcony, which every apartment has. Depending on the plan, the outlook is over the canal, the gardens, the City skyline or towards Canary Wharf. MAWD designed the interiors: terrazzo worktops, a fluted glass feature cabinet, integrated Siemens appliances, comfort cooling in the living room and bedrooms, ventilation with heat recovery and a washer dryer in a utility cupboard. Heating and hot water come from the development's central energy centre, which runs on a water source heat pump.
Frameworks and the grounds
Residents share Frameworks, a club of around 8,150 sq ft set inside the largest of the old gasholder frames, completed in 1889 to a design by George Trewby. It has a 24-hour concierge, a residents' lounge, a screening room, co-working spaces, a creative studio, wellness and fitness studios, a sauna and steam room, a squash court and a rooftop bar that looks across the London skyline. Around the buildings are 1.75 acres of public open space with gardens by the landscape architects Gillespies, and canalside commercial units planned for restaurants, bars and independent shops.
Location and payment
The address is Bethnal Green E2, in Zone 2 and the London Borough of Tower Hamlets, between Victoria Park and London Fields, with Broadway Market close by. Cambridge Heath station is a five-minute walk, with direct trains to Liverpool Street, and Bethnal Green Underground station is one stop from Liverpool Street. The payment plan is 10% as a deposit and the remaining 90% on completion. Ground rent is a peppercorn, and the homes carry a 10-year NHBC building warranty.
