About the project

King's Road Park is Berkeley Group's development in Fulham, close to the King's Road in Zone 2. A six-acre park by the landscape architects Gillespies runs through the site, and at its centre stands a Grade II* listed gasholder built in 1829, now reworked as the Mirror Garden water feature. Beside the park, One King's Road Park adds two Foster + Partners towers of 28 and 38 storeys and a seven-storey podium topped by a residents' garden. Homes are sold on a 999-year lease from 1 January 2022.

The apartments

The homes on offer are studios and two-bedroom apartments on the ground and first floors, each with its own balcony or terrace. Studios start at 580 sq ft (54 m²) including the balcony and face north-east towards the city. Two-bedroom apartments start at 948 sq ft (88 m²) and look south or south-west over the park. MAWD designed the interiors in two specifications, Classic and Premium, each in light or dark palettes. Kitchens have integrated Miele appliances, a wine fridge among them, and a 4-in-1 boiling water tap. Living areas and hallways get herringbone timber floors, and living rooms and bedrooms have comfort cooling. Every home has mechanical ventilation with heat recovery. Berkeley adds a 10-year BLP building warranty.

Residents' facilities

Residents share more than 25,000 sq ft of facilities. The Atrium, a spa and leisure club designed by EPR Architects, has a 25 m swimming pool, a vitality pool, a steam room, sauna and treatment rooms, a gym with fitness studios, two cinemas, a virtual golf simulator, a games room, a private dining room and a 24-hour concierge. Level 32 of No.2 holds a residents' club with a bar, lounge, terrace and karaoke room. The roof of the No.3 podium is a garden of over 9,000 sq ft with a glazed canopy for dining outdoors, and The Charlton building has co-working space.

Location and payment plan

The King's Road is 60 metres from the development. Imperial Wharf station on the Overground is 300 metres away along a new walkway, Fulham Broadway on the District line is 0.65 km away, and Uber Boat by Thames Clipper sails from Chelsea Harbour Pier, 0.8 km away. The scheme also includes 70,000 sq ft of commercial space for restaurants and shops. Berkeley Group asks for a 10% deposit on exchange of contracts, less the reservation fee already paid, then 10% twelve months after exchange and the remaining 80% on completion, which is estimated from Q3 2029.

The developer

Berkeley Group
A London housebuilder that works on old industrial land: gasworks, an arsenal, a railway goods yard
Berkeley Group was founded in 1976 by Tony Pidgley and is based in Cobham, Surrey. It is listed on the London Stock Exchange and builds across London, Birmingham and the South of England, nine in ten of its homes on previously developed land. In the year to April 2026 it handed over 4,076 homes. Its London schemes are large and take years to finish, and three of the seven in our catalogue are built around Victorian gasholder frames that were kept rather than cleared. Berkeley works through its own companies, so the name on a brochure is often St George or St William rather than Berkeley itself.

About Fulham

West London in a bend of the Thames: Victorian terraces, riverside parks and a new neighbourhood on the old gasworks.

Fulham sits in a loop on the north bank of the Thames in the London Borough of Hammersmith and Fulham, a little under four miles south-west of Charing Cross, with Putney facing it across the water. Most of the district is long streets of Victorian and Edwardian terraced houses, which is why families and professionals who could live anywhere in west London so often settle here. Parsons Green, Fulham Broadway, Walham Green and West Brompton each have their own high street and pubs, and the riverside is lined with parks: Bishop's Park and the gardens of Fulham Palace, Hurlingham Park and, further east, South Park and Eel Brook Common. Two football grounds, Craven Cottage and Stamford Bridge, sit inside the district. New building is concentrated in Sands End, the southern tip of the loop, where gasworks, a power station and wharves once stood. Imperial Wharf and Chelsea Harbour replaced the old riverside industry, and the former Fulham gasworks is now becoming King's Road Park, a Berkeley neighbourhood of around 1,800 homes and six acres of open space around a restored Grade II* gasholder. Getting around is easy: the District line runs through the middle of Fulham, and the London Overground stops at Imperial Wharf and West Brompton.
