Al Ahly Sabbour Developments was founded in Egypt in 1994 by Eng. Ahmed Sabbour, as a joint-stock company formed in alliance with the National Bank of Egypt. It grew out of a family engineering practice, Sabbour Engineering Consulting, set up by Eng. Hussein Sabbour in 1988. The group counts 65 projects across Egypt and more than 10,000 delivered homes, and now works in the Gulf and southern Europe as well. In Oman it trades as Al Ahly for Real Estate Sabbour LLC, with an office in Al Azaiba, Muscat, and is building Wadi Zaha, a freehold community in Sultan Haitham City.
The Sabbour family has worked in property and engineering for more than three decades: Eng. Hussein Sabbour founded Sabbour Engineering Consulting in 1988, and Eng. Ahmed Sabbour, the chairman, launched Al Ahly Sabbour Developments in 1994. Beyond Egypt the group is present in the UAE, Saudi Arabia, Oman, Spain, Cyprus and Greece.
At home in Egypt the group lists 65 projects, 20,893 units in total and 10,308 already delivered, with about 40,000 residents and owners living in its communities.
Al Ahly Sabbour was set up as a joint-stock company in alliance with the National Bank of Egypt and holds a land bank of about 4,000 feddans in Egypt. In Oman, buyers' payments for Wadi Zaha go into the project's own escrow account at Sohar Islamic, opened in February 2025.
Al Ahly Sabbour builds complete neighbourhoods rather than single towers. Wadi Zaha shows the approach: a master plan by SOM, mid-rise buildings of ground plus six floors set around inner courts and the city's Central Park, villas and townhouses on quieter streets, and shops and cafés on the ground floors so daily errands stay on foot.

Al Ahly Sabbour Developments is an Egyptian real estate developer founded in 1994 by Eng. Ahmed Sabbour as a joint-stock company, in alliance with the National Bank of Egypt. It has built 65 projects across Egypt, with 20,893 units in total and 10,308 delivered. The group also operates in the UAE, Saudi Arabia, Oman, Spain, Cyprus and Greece. Its Omani company is Al Ahly for Real Estate Sabbour LLC, based in Al Azaiba, Muscat.
Wadi Zaha, a residential community in Sultan Haitham City, Muscat. It combines apartment buildings of ground plus six floors with penthouses and sky villas, standalone villas, townhouses and ground-floor shops and cafés. The master plan is by SOM (Skidmore, Owings & Merrill), and the first phase is under construction.
Yes. The developer sells Wadi Zaha as freehold property. The prices it quotes include 5% VAT.
The buyer pays 5% on booking and 15% a month later. The remaining 80% is split into 59 monthly instalments of about 1.36% each, so the plan runs for five years and continues after the 3 to 4 years it takes to deliver the buildings.
Payments for Wadi Zaha go into the project's escrow account at Sohar Islamic, opened in February 2025 under escrow agreement no. 2025/5, rather than into the developer's general account. The account details are shown on the Wadi Zaha project page.
