About the project

Wadi Zaha is a new neighbourhood by Al Ahly Sabbour in Sultan Haitham City, the planned city taking shape west of Seeb in the Muscat Governorate. Its master plan is by SOM (Skidmore, Owings & Merrill). The buildings are grouped around inner courtyards, and the front row faces the city's Central Park.

Most homes are in mid-rise apartment buildings of ground plus six floors. The plans include studios, one-, two- and three-bedroom apartments, two- and three-bedroom penthouses and sky villas on the upper floors, from about 54 sqm for a studio to just over 300 sqm for the largest penthouse. Some penthouses and the corner sky villas have a private pool on the terrace. On the quieter streets there are three-bedroom townhouses with 215 sqm of built-up space on 200 sqm plots, and four-bedroom standalone villas of 388 sqm on 450 sqm plots, each over three levels.

The neighbourhood is meant to be walked. Car-free paths with jogging and cycling routes connect the courtyards, landscaped gardens and children's play areas. The ground floors form a retail promenade of cafés, restaurants, a grocery and co-working space, with a pharmacy and a mini-market for everyday shopping, and residents have a fully equipped gym, a spa and swimming pools. Investors can also buy the ground-floor shop units.

Apartments come with porcelain floors, air conditioning, solid-surface marble counters in the bathrooms and water heaters. The developer offers a furniture package for each layout, with installation included.

Wadi Zaha is sold freehold, and the developer's prices include 5% VAT. The payment plan asks for 5% on booking and 15% a month later; the remaining 80% is spread over 59 monthly instalments, so payments run for five years. Delivery takes 3 to 4 years from purchase depending on the building, which puts the last instalments after handover. Buyers' money goes into the project's escrow account at Sohar Islamic, opened in February 2025. The first phase is under construction: the developer's site footage from April 2026 shows foundations going in for the villas, the townhouses and the E27 apartment buildings.

The developer

Al Ahly Sabbour
Egyptian developer behind Wadi Zaha, a freehold community in Sultan Haitham City, Muscat.
Al Ahly Sabbour Developments was founded in Egypt in 1994 by Eng. Ahmed Sabbour, as a joint-stock company formed in alliance with the National Bank of Egypt. It grew out of a family engineering practice, Sabbour Engineering Consulting, set up by Eng. Hussein Sabbour in 1988. The group counts 65 projects across Egypt and more than 10,000 delivered homes, and now works in the Gulf and southern Europe as well. In Oman it trades as Al Ahly for Real Estate Sabbour LLC, with an office in Al Azaiba, Muscat, and is building Wadi Zaha, a freehold community in Sultan Haitham City.

About Sultan Haitham City

Oman's flagship sustainable smart city — a new Muscat district in the making.

Sultan Haitham City is Oman's most ambitious new-city project — a 14.8 sq km master-planned smart city in Wilayat Al Seeb, west of Muscat, designed by global architects SOM for around 20,000 homes and 100,000 residents across nineteen neighbourhoods. Commissioned by the Ministry of Housing & Urban Planning as a cornerstone of Oman Vision 2040, it is built around a reinvented 7.5km wadi park, walkable green districts, solar power, smart mobility and integrated public transport. Within it, Hay Al Wafaa by Al Abrar Real Estate is a one-million-sqm freehold-eligible community of apartments, townhouses and villas — its first phase targeting completion in 2026. For foreign buyers it pairs a government-backed megaproject with 0% property tax and a path to Oman's Golden Residency.
