About the project
NAJD 7 is a gated community of 73 town houses in Al-Arid, in the north of Riyadh, and the last of the seven Najd communities Reportage Saudi has built under that name. It is also the tightest of them: one plot of 6,050 m², four house types in parallel rows, and the pool, gym and padel court held in the courtyard between the rows rather than pushed to an edge.
Every home is a town house with its own front door, its own garden and terrace and a private lift inside, and they run from 175 m² to 265 m². Twenty-three are Type A, four bedrooms plus a maid’s room over ground, two floors and a roof. The other fifty have three bedrooms over ground, one floor and a roof, split across types B, C and D. Houses come finished: tiled bathrooms, a fitted kitchen, concealed air conditioning, smart access, an intercom and CCTV.
The shared amenities are for the 73 households and nobody else: a swimming pool, a gym, a padel tennis court, a barbecue area, a mini clubhouse and a children’s play area, with parking in the basement, a gate on the compound and security around the clock.
From Al-Arid it is fifteen minutes to Al Yamamah University, sixteen to King Abdulaziz Grand Park, seventeen to King Salman Stadium, nineteen to The Avenues Riyadh and twenty-five to both King Khalid International Airport and the Riyadh Expo 2030 site.
Thirty-nine houses are unsold today: three four-bedroom houses of 255 m² at SAR 3,000,000, and thirty-six three-bedroom houses of 181 m² to 210 m² at SAR 2,700,000. The instalment plans all run at 1% a month, and the discount rises with the down payment: 10% down carries 5% off, 20% down carries 10%, 30% down carries 15%, and paying in full within six months carries 40%. Handover is the fourth quarter of 2029.
