Reportage Saudi

Reportage Saudi was set up in 2023 as the Saudi arm of Reportage Group, an Abu Dhabi developer founded in 2014. The group now works in more than 20 countries and has delivered thousands of homes across more than sixty projects, with its head office on Al Reem Island and Saudi offices in Al-Olaya and Al-Suwaidi in Riyadh. What it builds in the Kingdom is not towers. It is gated communities on single plots inside the city: town houses in the earlier ones, low-rise apartments and duplexes in the newer, and the seven Najd communities are the whole of that programme.

Reportage Saudi's record.

Reportage builds at volume rather than at the top of the market, and the Saudi arm follows the same pattern: a short set of repeatable unit types, one group of amenities in the middle of each plot, and payment plans that run in small monthly steps instead of large construction milestones. Seven communities under one name in three years is a programme, not a one-off.

Delivery record

Reportage Saudi is three years old, so its own delivery record is short and the Najd communities are the whole of it. The first of them, NAJD 1 in Al Qadisiyah, reaches handover in the third quarter of 2026, and the rest follow through 2027, 2028 and 2029. The group behind it has been building since 2014 and counts more than sixty projects and thousands of handed-over homes, which is the record a buyer is actually leaning on here.

Signature style

The town houses are built upward rather than outward: three or four levels on a narrow footprint, kitchen and reception on the ground floor, bedrooms above and a garden at the top, with a maid's room in every house and an en-suite bathroom for every bedroom. The apartment communities keep the same idea at a smaller scale, with private gardens on the ground floor, roof terraces on the duplexes, and the shared amenities held in a courtyard or along a planted spine that the buildings face.

Payment plans

Most of the Najd communities sell on monthly instalments of 1%, with the discount set against the down payment: 10% down carries 5% off, 20% carries 10% and 30% carries 15%. Najd 3 and Najd 4 add a 5% instalment after the first year, and each community also offers a milestone plan that leaves the balance until handover. NAJD 1, which is almost finished, runs one plan instead: 20% up to handover and the balance through a bank.

Where Reportage Saudi shines
  • Two products under one name. The series runs from four-bedroom town houses with a maid's room to one-bedroom apartments with a private garden, so the entry price and the family house come from the same developer and the same build team.
  • Small monthly steps. The plans run at 1% a month rather than in large milestone payments, so the cash profile is flatter than a construction-linked plan.
  • Amenities sized to the compound. Each community holds its own pool, gym and play area for a few dozen households rather than for a tower of several hundred flats.
  • North east Riyadh. Al Rimal and Al Qadisiyah sit on the side of the city that carries the airport, the Expo 2030 grounds and the new urban expansion, with King Khalid International twelve to twenty minutes from the Al Rimal communities.
Worth considering
  • A young company. Reportage Saudi was established in 2023, so its Saudi record is the Najd programme itself. The longer delivery history belongs to the group behind it.
  • Handovers run to 2029. Only NAJD 1 completes in 2026. The others hand over through 2027, 2028 and 2029, which are long off-plan runs that depend on the build programme.
  • Parking is priced separately in the apartment communities. Najd 3 and Najd 4 charge for a basement space on top of the apartment, so it belongs in the budget from the start.
  • Availability moves. Each community is sold from the developer's own list, and the types that are left narrow faster than the prices move.

Which Najd community hands over first?+

NAJD 1 in Al Qadisiyah, in the third quarter of 2026. NAJD 2 and NAJD 3 follow in the fourth quarter of 2027, NAJD 4 in the second quarter of 2028 and NAJD 7 in the fourth quarter of 2029.

How do the payment plans work?+
