About the project
Neptune is a collection of branded villas inside Sedra by ROSHN, the residential community in north Riyadh. The interiors were done by Mouawad, the jewellery house, which is why the show villa looks closer to a private commission than to standard developer stock.
Every villa has five bedrooms, 300 m² to 420 m² of built area on a plot of 250 m² to 350 m². The community around them belongs to Sedra: a sports hub, a community centre, schools and early childhood centres, restaurants and cafes, retail and grocery, parks and playgrounds, entertainment centres, health clinics and mosques. King Khalid International Airport is eighteen minutes away, KAFD nineteen, Kingdom Centre twenty and the Riyadh Expo 2030 site twenty-six.
Five villas are on the market today, from SAR 4,276,895, roughly USD 1,140,000. You pay 20% immediately, 15% at the 50% construction milestone, 15% at 60%, 20% at 80%, 15% at 100% and a final 15% on handover, so 85% falls during construction. Money is held in escrow at Emirates NBD. Ownership is 100% foreign and open to individuals of any nationality, and up to two joint buyers can be named when the title deed is issued. Completion is December 2027, which makes Neptune the first of DarGlobal's Saudi projects to hand over.
