About the project

Gonio Yachts & Marina — also known as Gonio Waterfront, and billed by its developer as “The Icon of the Black Sea” — is a large waterfront master-planned community taking shape at Gonio, on the Adjara coast just south of Batumi, Georgia. This is not a single tower but an entire lifestyle destination: luxury residences set around a world-class marina and yacht club, premium hotels, restaurants and bars, a waterfront promenade, lagoons, luxury shopping, spa and wellness, sports and a run of exclusive amenities, all in a dramatic setting where the mountains of Adjara meet the Black Sea.

At the heart of the community is a world-class marina and yacht club, framed by beachfront living and a continuous promenade along the water. The masterplan weaves residences, hospitality, retail and leisure into a single walkable waterfront, designed to draw residents, visitors and yacht owners alike to a new hub on the Black Sea coast.

The project is developed by Eagle Hills, the Abu Dhabi–based private real-estate investment and development company founded and chaired by Mohamed Alabbar. Alabbar is also the founder of Emaar Properties — Dubai’s largest developer and the company behind the Burj Khalifa, the world’s tallest building, and Downtown Dubai with the Dubai Mall. Eagle Hills carries that pedigree into international waterfront and mixed-use master communities; per the developer, Alabbar’s projects have been revered across 16 different countries over 30 years, delivered as meticulously planned communities with world-class designers and architects. In Georgia, Gonio Yachts & Marina is Eagle Hills’ flagship.

Sustainability and a respect for nature sit at the centre of the vision. The development preserves the local Bird Sanctuary, keeping the natural coastline intact alongside the new waterfront. As Mohamed Alabbar puts it: “Gonio Waterfront is our vision for a new hub on the Black Sea — a marina and lifestyle destination that attracts affluence while upholding the highest living standards. For international buyers, Georgia places no restriction on foreign ownership — foreign nationals may own property freehold, on the same terms as Georgian citizens. Pricing, the handover date and the payment plan for Gonio Yachts & Marina have not yet been announced.
