About the project

Omnia Isani is a new district that OMNIA Georgia is building on six plots in Isani, on Beri Gabriel Salosi Avenue in Tbilisi. The masterplan puts about 2,500 apartments alongside shops and cafés, roughly 5,000 m² of offices and coworking space, and some 60,000 m² of green space for recreation. The site covers 82,700 m², and the buildings will add up to 347,569 m² of floor area. It is going up in two phases, with the first homes due in 2027. Old Tbilisi is 7 km away and the international airport 11 km.

The district will have its own international school, run in partnership with GEMS Education, and a kindergarten. Residents will have a swimming pool and gym, padel and other sports courts, a football pitch, playgrounds, and walking paths through landscaped courtyards. Security and concierge staff will be on duty around the clock, and there will be about 1,500 parking spaces, 1,200 of them underground.

The apartments now on sale are in Block 13, a 28-storey tower with three floors of shops and commercial space at its base. The homes above face Mtatsminda Mountain, the surrounding hills or the landscaped inner courtyard. Every floor has eleven layouts, all with an open-plan living room and kitchen and a private balcony:

  • One bedroom: seven layouts of 61 to 71.4 m², from $82,391
  • Two bedrooms: three layouts of 93.3 to 98.5 m², from $125,942
  • Three bedrooms: one layout of 148 m² with two bathrooms, a walk-in wardrobe and two balconies, from $199,841

Prices start at $1,350 per m². Above the 18th floor, each floor up adds $50 per m².

Block 13 is due for completion in December 2029. The standard payment plan is interest-free and runs over 30 months: 20% down, 10% after six months, then 5% each after 12, 18, 24 and 30 months, with the remaining 50% paid on completion. Payments can come from a Georgian or a UAE bank account, and bank mortgages are available. The apartments are sold freehold, and Georgian law lets foreign buyers own them outright.

A whole district in Isani, with a school at its centre
OMNIA Georgia is building Omnia Isani, a masterplanned district on six plots in Tbilisi's Isani with about 2,500 apartments, an international school, shops, offices and some 60,000 m² of recreation space. The company is new and says so. Its idea is balance, which on the ground means a home with a school, a kindergarten, sports courts and landscaped courtyards inside one secured site. The district goes up in two phases with deliveries from 2027, and Block 13 is on sale now from $1,350 per m².

About Tbilisi

Georgia's capital — old-town heritage meets a year-round rental market.

Tbilisi is Georgia's capital and largest city, home to roughly 1.2 million people on the banks of the Mtkvari river — the country's seat of government, its business and tourism hub, and a fast-maturing property market. Unlike the seasonal Black Sea coast, Tbilisi runs on year-round demand: a deep long-let market fed by expatriates, students, a relocation wave since 2022 and a large digital-nomad community, plus a busy Airbnb scene concentrated in the historic Old Town. For foreign buyers the terms mirror the rest of Georgia — 100% freehold ownership for any nationality, no residency requirement to buy, fast title registration and a flat 5% tax on residential rental income. Prices average roughly USD 1,300–1,500 per m² citywide, with prime districts well above that, and a qualifying purchase from USD 150,000 opens a renewable residence permit. Tbilisi International Airport connects the city non-stop to dozens of destinations across Europe, the Middle East and Asia.
