Aqua Wyndham Grand Batumi Gonio is a twenty-storey hotel tower by European Village in Gonio-Kvariati, at the southern end of Batumi, about 250 metres from the Black Sea. It is part of the Wyndham Grand Batumi Gonio resort, 2.7 hectares of landscaped park with relict subtropical plants, which also includes townhouses. Buyers acquire a furnished hotel room or suite, not a flat, and the developer names Aimbridge Hospitality as the management company. Completion is planned for the fourth quarter of 2026.
Six room types are on sale. The Superior Lounge is a studio of 31.2 to 33.2 m² with a king-size bed or two singles and a balcony. The Luxe Lounge (44.8 to 58.2 m²) and the Deluxe Lounge (50.9 to 51.1 m²) add a separate bedroom and a living room. Luxe layouts have a large balcony facing the Black Sea, and every Deluxe looks out to sea and mountains. The larger units are Signature Suites of 64.4 to 66.6 m², a Signature Two-Bedroom Suite of 84 m² and a Presidential Suite of 100.8 m².
Rooms come furnished and equipped to hotel standard, from the beds, desk and terrace furniture to a TV, safe, coffee machine, minibar, wine cabinet, crockery, bed linen and bathrobes. Heating and air conditioning are central.
The tower's ground floor holds the reception, a lobby bar, the Sanapiro All Inclusive restaurant, a kids' club and an outdoor aqua zone with a pool, water slides and a pool bar. An external panoramic lift climbs to Tinatin, the à la carte restaurant on the roof. The building next door has a spa with a halal indoor pool, hammam, saunas, a salt room and a Charcot shower, plus a physiotherapy clinic, a gym and more All Inclusive restaurants. A second block, Aqua 2, holds a cinema, a conference and co-working hall, a synagogue and a prayer room. Kosher and halal food are both served across the resort, which has its own beach with loungers, private bungalows and a bar.
The hotel will run on All Inclusive and Ultra All Inclusive packages. The resort won the 2025 Luxury Lifestyle Award for Best Luxury Branded Hotel Residences in Georgia. All buyers can use the developer's interest-free plan: 30% down, the rest over up to 42 months. Foreign buyers hold freehold title in Georgia on the same terms as Georgians.
