About the project
Guru Subtropical is Guru Holding's fourth project: a gated complex on a two-hectare hillside in Gonio, on 7th Street in Sarpi village, fifteen minutes from the centre of Batumi. The slope gives the homes views of the sea, the city and the forest, and a shuttle takes residents to the beach every day.
Three apartment blocks, A, B and C, step down the hill at different levels, with up to fourteen apartments a floor and rooftop terraces on the upper floors, sold separately. Beside them stand villas of three sizes. Apartments run from compact units of about 29 m² to around 110 m², and the villas from 186 m² to about 306 m².
The grounds are laid out for life outdoors: an outdoor pool overlooking Blocks A and B, a gym, spa and restaurant in Block B, lounge areas, a fitness zone and sports grounds with a basketball court, a children's playground, twenty picnic and relaxation zones, walking paths and extensive landscaping. Smart parking is built into the foundation of Block A, with surface parking too. Apartments are handed over in white frame, with insulated walls, partitions, double glazing, a screed and plumbing, TV, internet and electrical points in place. Handover is planned for the fourth quarter of 2028.
