Riviera Wyndham Grand Batumi Gonio, Gonio

Riviera is the townhouse part of Wyndham Grand Batumi Gonio, a hotel resort that European Village is building on a wooded hillside in Gonio, just south of Batumi and 800 metres from the sea. It has 39 three-storey townhouses grouped around their own pool courtyard and run as a five-star hotel under the Wyndham Grand brand. The resort also has apartments.

There are two sizes, 130 m² and 150 m², each with three bedrooms. In the 150 m² layout the kitchen and lounge fill the ground floor, the bedrooms and bathrooms take the two floors above, and the top floor opens onto a terrace that looks out to the sea and the mountains. Every townhouse comes with its own garden and barbecue and one parking space. The developer hands them over with a designer finish and fully furnished, down to the kitchen appliances, bed linen and towels.

The Riviera zone has eleven facilities of its own on 2,041 m²: an adults’ pool and a children’s pool, a poolside lounge, a patisserie, a mini market, an adults-only terrace, a playground, the barbecue area, a concierge, and security with surveillance. Owners and hotel guests also use the rest of the resort, which counts more than 100 facilities on 2.7 hectares. They include a private equipped beach, seven pools, three spas, twelve restaurants, cafes and bars (kosher and halal food among them), two fitness centres, a cinema, bowling, a library, co-working space and a children’s club. The resort runs on an Ultra All Inclusive basis with meals and drinks included, and a shuttle connects the hotels, the beach and the city centre.

The developer names Aimbridge as the hotel management company. Through the RCI exchange network, owners can trade their own holiday time for stays at other hotels. The resort won Best Luxury Branded Hotel Residences, Georgia, at the Luxury Lifestyle Awards 2025, and European Village has spent nine years in the country’s high-end property market.

Completion is planned for the fourth quarter of 2026. The developer’s plan is 30% down, with the balance spread interest-free over up to 24 months. Foreign buyers can own property in Georgia freehold, on the same terms as Georgian citizens.
