Wyndham Garden Pasanauri Spa & Wellness is a 61-room hotel in Pasanauri, a village in the Aragvi valley in Dusheti Municipality, on the road that climbs from Tbilisi towards Gudauri and Kazbegi. What is for sale here is a hotel room rather than an apartment. Each room is bought freehold in the buyer’s name and run as part of a Wyndham Garden hotel, the Upper Midscale brand of Wyndham Hotels & Resorts. The developer presents it as the first hotel of an international chain in Pasanauri.

The building stands beside the river, with a glass dome on the roof, a natural stone and corten steel facade and landscaped grounds around it. Construction is under way and completion is planned for the fourth quarter of 2026. Nine studio rooms are currently available on the second and third floors, from 26.2 to 34.5 m². The hotel as a whole also has Suites with a separate living area and premium rooms with a jacuzzi on the terrace.

Rest and events take up most of the plan. There is a spa with massage, a sauna and a hammam, a Sky Spa with outdoor hot tubs facing the Caucasus, and a pool that is enclosed in winter and opens onto a terrace in summer. The event hall under the dome seats up to 250 guests, the conference halls up to 150 and the restaurant up to 120, with European and Georgian cooking, Pasanauri khinkali and a kosher menu. Outside are a lawn for open-air weddings, yoga spaces, an open-air cinema and fire pits, and children get playrooms with nannies. Trips to Gudauri are booked at the hotel and run on its own transfer.

Rooms are handed over fitted and furnished to the brand standard: wood-veneer walls, a Sabah bed, Ege carpet, an LG hotel Smart TV, fan-coil climate control with smart settings and sliding doors to the balcony. Bathrooms are lined in RMC Portugal artificial marble with an onyx-look finish and fitted with VitrA sanitaryware. DMARK (architect Alexander Katsitadze) designed the building, NOA Studio the interiors, and LG Group built the facade.
