About the project

Coco Hills is an apartment building that Coco Development Group is putting up in the hills of Bingin, Uluwatu, in the south of Bali. The developer calls it a skyline lifestyle residence. Cream facades with tall arches step down the slope across eleven floors, palms grow on the terraces, and the outlook takes in the ocean and the city. It is the company's sixth development on the island, and it is under construction now.

The apartments

Three layouts are on sale. Colina is a one-bedroom apartment of about 40 m², Aura is a roomier one-bedroom of about 60 m², and Horizonte has two bedrooms in about 80 m². The developer builds with locally sourced wood and pairs contemporary architecture with eco-friendly construction methods. Its interior renders show herringbone wood floors, rattan pendant lamps and arched wooden doors.

Pool, spa and workspaces

Most of the fourth floor is shared space. A long pool is edged with a sandy, beach-style deck and a bar, and around it sit a restaurant, a fire pit and a wellness area with massage rooms, beauty treatments, a sauna, a steam room and hot and ice baths. A gym, a co-working space and a podcast studio are in the building too, and parking is shared.

Location and payment plan

By the developer's own timings, Bingin Beach is about 9 minutes away, Nunggalan Beach 11 minutes, Uluwatu Temple 13 minutes and Ngurah Rai Airport about 45 minutes. The payment plan starts with 30% on booking, then 40% during construction and 10% on handover. The last 20% can be paid later from the apartment's rental income or from resale profit, as Coco Development Group's plan allows.

Direct-to-developer access via Palmera — no buyer commission, full Palmera support from selection through handover, in your language.

About Bingin

A small surf beach under the cliffs of the Bukit, and the hills above it, between Dreamland and Padang Padang.

Bingin is a beach and the hillside around it in Pecatu village, South Kuta, Badung, on the western side of the Bukit Peninsula at the southern end of Bali. The beach itself is small, a strip of sand under limestone cliffs, and you reach it on foot down steep paths and stairs that wind through a settlement built into the cliff. In front of it runs a reef break, popular with experienced surfers but not one for beginners, and the beach is known for its sunsets. New Kuta Beach, once called Dreamland, is about a kilometre to the north, and the breaks of Impossibles and Padang Padang lie to the south-west, Padang Padang some 3 km away. Behind the cliffs, the hills of Bingin are now covered with villas, guesthouses, cafés and new apartment buildings, part of the stretch that property listings call Uluwatu. In July 2025 the Bali and Badung authorities began demolishing 48 buildings on the beach that had gone up without permits on protected state coastal land, and access to the sand and the businesses around it have changed since. Foreign buyers acquire here on long leases, as in the rest of Bali.
