Canggu

Canggu is a coastal village in North Kuta district, Badung Regency, about 10 km north-west of Kuta. Its beach runs for roughly ten kilometres and goes by several names: Batu Bolong, with bars and restaurants where the road meets the sand, Echo Beach (Batu Mejan) to the west, the quieter Nelayan, and Berawa to the east. Tourism here began with an international surfing contest in 1990. For a long time the land behind the beach was paddy fields and coconut groves. Since the early 2020s Canggu has become one of the busiest places on the island, and the fields along Jalan Batu Bolong, Padang Linjong and Tanah Barak have filled with villas, guesthouses, restaurants, gyms and yoga studios. Rice terraces still survive further inland, and that is where most of the newer villa and townhouse complexes go up. Life here means a short ride to the surf and a lot of company, from visitors and foreign residents alike, along with heavy traffic on Jalan Raya Canggu. For a foreign buyer the rules are those of all Bali: you hold a lease or a Hak Pakai title, never freehold, and the zoning of the plot decides what can lawfully stand on it.

CONNECTIVITY

Where Canggu sits.

Canggu has no toll road and no wide main artery. Jalan Raya Canggu carries most of the traffic and jams at busy hours, and the shortcut towards Berawa only runs one way. The airport is 16 to 20 km away by road, south-east through Kerobokan and Kuta. Scooters and ride-hailing cars are the usual way to get around.

THE DATA

The numbers. No fluff.

Canggu is a lifestyle market. People buy here for the surf, the cafés and the international schools within reach, and new projects follow that demand: villa and townhouse complexes on former rice land inland, and apartment buildings nearer the beach, often sold with a company that runs them as serviced apartments. The six projects Palmera lists here range from a building of 113 apartments on Jalan Batu Bolong to a row of six townhouses beside rice terraces. Where our developers state a lease, it runs from 25 to 36.5 years, usually with an option to extend that is only as firm as the contract wording. Since 2026 a Bali regulation limits turning productive farmland into commercial plots and bans nominee ownership, so the zoning of the land under a project needs checking. Letting to holidaymakers is a licensed business, and from August 2026 unlicensed listings have been taken off the booking platforms. Prices in Indonesia must by law be quoted and paid in rupiah, even where a developer shows US dollars.

IS IT RIGHT FOR YOU?

Who Canggu suits best.

A strong fit if you're…
  • Beach and social life on the doorstep: surf at Batu Bolong and Echo Beach, cafés, gyms and co-working spaces, and the Berawa beach clubs a few minutes away
  • Families weighing international schools: Canggu Community School, ProEd Global School and the Lycée Français de Bali are all a short drive from the villa streets
  • Buyers who want a managed apartment: some Canggu buildings are sold with hotel-style services and a management company to run them
Look elsewhere if you want…
  • Quiet, easy roads: Jalan Raya Canggu jams at busy hours, and drainage and waste services have not kept pace with the building of recent years
  • A plot bought without a zoning check: much of Canggu is green belt or farmland, converting productive farmland to commercial use is restricted since 2026, and buildings put up without permits elsewhere on the island have been demolished

GOOD TO KNOW

Common questions about Canggu.

Can a foreigner buy property in Canggu?+

Yes, but not freehold. Freehold land (Hak Milik) in Indonesia is for Indonesian citizens only. A foreigner can hold a Hak Pakai, a registered right to use land for a fixed term, or a lease (Hak Sewa) from the Indonesian landowner, signed as a notarial deed. A Hak Pakai on privately owned land runs for up to 30 years and is renewed only by a new deed that the owner agrees to; on state land it can run 30 + 20 + 30 years, each step applied for. For a Hak Pakai the law sets minimum prices for foreign buyers in Bali (IDR 5 billion for a house, IDR 2 billion for an apartment under the latest decree), and the notary confirms the current figure. Most villas and apartments sold to foreigners in Bali are leaseholds. Arrangements where an Indonesian holds the land in their name on your behalf are void, and a Bali regulation of 2026 bans them outright.

How long are the leases on Canggu projects?+

On the Canggu projects Palmera lists, the developers state leases of 25, 27, 30 and 36.5 years, most with an option to extend. Read that option closely: an extension exists only if the contract writes it in, ideally with a fixed price or a price formula, notice periods and what happens to the building at the end. When a lease ends without an extension, the land and the buildings go back to the landowner. A lease does not end if either party dies (the heirs step in for the rest of the term), and a sale of the land does not end it unless the contract says otherwise.

How far is Canggu from the airport, and what is traffic like?+

Ngurah Rai International Airport is 16 to 20 km away, usually 45 to 60 minutes by car, and longer at busy times. Inside Canggu the main road, Jalan Raya Canggu, jams often, and the shortcut towards Berawa is one way. Most residents get around by scooter and use ride-hailing cars for longer trips. There is no rail in Bali, and the planned line through Berawa has no investor.

Can I let my Canggu property to holidaymakers?+

Only as a licensed business. Short-term letting needs a business identification number (NIB) with the right business code (KBLI) from the national OSS licensing system, and guests pay regional hotel tax of up to 10%. In practice foreigners let through a licensed Indonesian operator or through their own foreign-owned company (PT PMA). In 2026 the Tourism Ministry had unlicensed listings removed from the main booking sites from 1 August, and it plans an automatic licence check with those sites from June 2027.

Does buying property in Canggu give me a visa?+

No. There is no visa for buying a leasehold villa. The Second Home Visa asks for at least US$130,000 in your own name at a state-owned Indonesian bank, or the purchase of an apartment worth US$1 million or more. It gives a stay permit of up to five years, renewable to ten in total. A leasehold villa does not count towards it.

What costs come on top of the price?+

For a registered title (Hak Pakai or a strata apartment) the buyer pays acquisition duty (BPHTB) of up to 5%, and the land deed official's fee is capped at 1% of the deed value. A developer registered for VAT charges VAT, at an effective 11% in 2026. For a lease the notary's fee is negotiated and the contract says who pays the annual land and building tax (PBB), which is up to 0.5% of the assessed value. Rent from letting is taxed as well, at rates that depend on whether you are resident in Indonesia, so take advice before you sign.

Which projects does Palmera have in Canggu?+

Six at present: PGD Aparthotel by Premier Global Development, 85 apartments with hotel-style services 700 m from Berawa Beach; Five Oceans Residence by Stetsyuk Development Group, a complex with one to three bedroom villas beside rice fields; Anta Residence by ANTA Group Development, 113 apartments on Jalan Batu Bolong; and three projects by ADVA Development: Six Stars, six two-storey townhouses with their own pools, Serenity Villas, finished villas with private pools, and ADVA Garden Village, 16 loft townhouses around a shared pool among rice fields.
