The eastern end of the Canggu coast, with Bali's best-known beach clubs on its sand.

Berawa

Berawa is the eastern stretch of the Canggu coast, part of Tibubeneng village in North Kuta district, Badung Regency. Tibubeneng belonged to Canggu until 1997, and most people still call the whole area Canggu. The beach is where two of Bali's largest beach clubs, Finns and Atlas, stand side by side, and in 2018 it hosted the Berawa Beach Festival, where 5,555 kecak dancers performed at once and set a world record. Behind the beach, Jalan Pantai Berawa runs inland past restaurants, padel courts and Finns Recreation Club, a sports club with an Olympic-size pool, tennis, a waterpark, a trampoline centre and a bowling alley. Canggu Community School is in Tibubeneng too, and Umalas, with two more international schools, is about 5 minutes away. Berawa connects to the rest of Canggu by a narrow one-way shortcut that is often jammed, so living within walking distance of the beach saves a lot of time in traffic. The projects Palmera lists here are apartment buildings run as serviced apartments. As everywhere in Bali, a foreigner holds a lease or a Hak Pakai title, never freehold.

CONNECTIVITY

Where Berawa sits.

Berawa has no main road of its own. Jalan Pantai Berawa runs down to the beach, the one-way shortcut links it with the rest of Canggu and is often jammed, and Jalan Raya Canggu passes through Tibubeneng to the north. Umalas is about 1.8 km inland. Scooters and ride-hailing cars are the usual way to get around, and the airport is reached by road through Kerobokan and Kuta.

Metro & transport

No rail
Bali has no metro or urban rail, and none is under construction. Berawa is one of the stops on a line from the airport to Cemagi that has been planned for years but still has no investor.

THE DATA

The numbers. No fluff.

Berawa is the beach club end of Canggu, and the projects Palmera lists here are apartment buildings run as serviced apartments rather than stand-alone villas. Both come from Avalon Development Bali: OM Club House, a finished building of 18 apartments with a rooftop pool and an open-air cinema, and Buddha Club House, 123 apartments about 700 m from the beach, to be run by Ribas Hotels Group. The developer gives a lease of 25 years plus a 25-year extension for OM, and 30 years plus 30 for Buddha. An apartment here suits a buyer who wants the beach and the clubs on foot and a company to look after the building. A Bali regulation of 2026 bans nominee ownership and limits turning farmland into commercial plots, and letting to holidaymakers needs a business licence: from August 2026 unlicensed listings have been taken off the booking platforms. Prices in Indonesia must by law be quoted and paid in rupiah, even where a developer shows US dollars.

GOOD TO KNOW

Common questions about Berawa.

Where is Berawa, and is it part of Canggu?+

Berawa is the eastern stretch of the Canggu coast. Officially it lies in Tibubeneng village, North Kuta district, Badung Regency, which was split off from Canggu village in 1997, but on the ground people treat it as part of Canggu. Batu Bolong and central Canggu are to the west along the coast, and Umalas is about 1.8 km inland.

Can a foreigner buy an apartment in Berawa?+

Yes, on a lease or a Hak Pakai title, never freehold. Freehold land (Hak Milik) is for Indonesian citizens only. Most apartments sold to foreigners in Bali are leaseholds: a contract with the Indonesian landowner, signed as a notarial deed, for a fixed term. The two Berawa buildings Palmera lists are offered on leases of 25 years plus a 25-year extension and 30 years plus 30. Registered strata title to an apartment is possible for a foreigner only in a building that qualifies for it, so the developer's notary has to confirm that for the specific building. Any arrangement where an Indonesian holds the property in their name for you is void, and a Bali regulation of 2026 bans it.

What is daily life like in Berawa?+

Busy and beach-centred. Finns and Atlas beach clubs sit on the sand, Jalan Pantai Berawa is lined with restaurants and cafés, and Finns Recreation Club has a gym, an Olympic-size pool, tennis, a waterpark and a bowling alley. Canggu Community School is in the same village, and a 24-hour Siloam clinic is on Jalan Raya Canggu. The side of it to weigh is noise from the clubs and traffic on the narrow roads.

Can I let my Berawa apartment to holidaymakers?+

Only through a licensed business. Short-term letting needs a business identification number (NIB) with the right business code (KBLI) from the OSS licensing system, and guests pay regional hotel tax of up to 10%. Foreign owners usually let through a licensed Indonesian operator or their own foreign-owned company (PT PMA). In a serviced apartment building the letting is usually handled by the management company. From 1 August 2026 unlicensed listings have been removed from the main booking sites.

Does buying an apartment in Berawa give me a visa?+

No. No visa comes with a leasehold purchase. The Second Home Visa needs at least US$130,000 in your own name at a state-owned Indonesian bank, or the purchase of an apartment worth US$1 million or more, and it gives a stay permit of up to five years, renewable to ten in total.

Which projects does Palmera have in Berawa?+

Two, both by Avalon Development Bali. OM Club House is a finished building of 18 one and two bedroom apartments on five floors, some with a terrace jacuzzi, some with a private pool, and a rooftop infinity pool, bar and open-air cinema. Buddha Club House is a building of 123 apartments about 700 m from the beach, with a rooftop pool, a cinema hall and co-working, to be managed by Ribas Hotels Group. PGD Aparthotel, which Palmera files under Canggu, stands 700 m from Berawa Beach as well.
