Coco Development Group

Coco Development Group, known in Bali simply as COCO, builds lifestyle resorts and then runs them with its own management team. It has nine developments across the island, from Bingin and Uluwatu on the Bukit to Seseh, Kaba Kaba near Canggu and Lovina in the north. Two of them, The Coco Boulevard and Lifestyle Resort Bali in Bingin, are open. Its newest line is Azoria Living: apartment resorts in Uluwatu where the shared floors hold padel courts, a large gym, wellness rooms, co-working and a restaurant. The company is led by its chief executive, Rasmus Holst, and has its office in Canggu.

THE TRACK RECORD

Coco Development Group's record.

COCO sells a way of living as much as a property. Its projects are planned around a community of guests and owners, with events, training and shared spaces at the centre, and the company manages the resorts itself after they open through its team, COCO Balinest. The Azoria Living line puts that idea into the building: the lower floors of each resort are a padel club, a gym and a wellness club, and the apartments sit around them.

Delivery record

Of its nine developments, The Coco Boulevard, a group of private villas on the Bingin plateau, and Lifestyle Resort Bali, also in Bingin, are open and taking guests. Coco Hills Resort in Bingin, Amazona Jungle Resort in Kaba Kaba, the two Azoria Living resorts in Uluwatu and Aura Wellness Resort in Lovina are the projects still to open. The Coco Mansion and Coco Lifestyle Residence are in Seseh, on the coast west of Canggu.

Financial strength

A private company that publishes no financial statements. The terms that matter are in each project's own contract, so read that rather than the marketing.

The eighth COCO development and the first Azoria Living, a few minutes inland from Nunggalan beach and close to Nyang Nyang. Four floors and a rooftop hold six padel courts, a gym with boxing, calisthenics and Hyrox areas, saunas and ice baths, yoga and pilates rooms, a podcast studio, co-working rooms, meeting rooms, a barber and a restaurant, with three pools in the courtyard. The apartments run from one to three bedrooms, each with a small private pool on the terrace, on a thirty-year lease. The developer's own name for it is Azoria Nyang Nyang.
Cliff-side padel, fitness and wellness resort with apartments
Azoria Living Suluban
The second Azoria Living and COCO's ninth development, built on the cliff above Suluban beach, the Uluwatu surf break. The building steps down the cliff over eight levels. Signature style

COCO designs a resort first and the apartments second. The shared floors carry the brand: padel courts, a serious gym, saunas, ice baths and plunge pools, places to work and a restaurant. The residences are compact and warm, with arched doorways and niches, herringbone timber floors and kitchens that open onto a terrace, and the brochures talk about Zen principles and Balinese craftsmanship mixed with modern design.

THE HONEST VIEW

Strengths & considerations.

Where Coco Development Group shines
  • Two resorts already open in Bingin, so you can stay in a finished COCO project before you buy
  • The company manages its resorts itself after opening, with its own team
  • The Azoria Living resorts are close to the Uluwatu beaches: Nunggalan and Nyang Nyang for one, the Suluban surf break for the other
  • The amenities go well beyond a pool: padel courts, a large gym, wellness floors, co-working and restaurants inside the building
  • Entry sizes are small, from studios and one-bedroom apartments
Worth considering
  • Seven of the nine developments are still to open, and the open ones are recent, so the delivery record is short.
  • The apartments are leasehold. Azoria Living Uluwatu is on a thirty-year lease. Ask for the lease term of each project in writing, and check the extension terms before you sign.
  • The company markets its projects mainly as investments. Judge them by the contract, the building and the open resorts in Bingin, not by projected figures.

GOOD TO KNOW

Common questions about Coco Development Group.

Who is Coco Development Group?+

A private developer and resort management company in Bali, known as COCO, with its office in Canggu. Its chief executive is Rasmus Holst, a Danish entrepreneur. The company has nine developments on the island and runs the finished resorts through its own management team, COCO Balinest.

What has Coco Development Group completed?+

The Coco Boulevard, a group of villas on the Bingin plateau, and Lifestyle Resort Bali, also in Bingin, are open. The rest of the portfolio, including Coco Hills Resort, Amazona Jungle Resort, Aura Wellness Resort and the two Azoria Living resorts, is still to open.

What is Azoria Living?+

COCO's line of padel and wellness resorts in Uluwatu. Azoria Living Uluwatu sits a few minutes from Nunggalan beach and Azoria Living Suluban is on the cliff above Suluban beach. In both, the lower floors are a padel club, a gym and a wellness club, and the apartments are built around them.

Where in Bali does Coco Development Group build?+

Mostly on the Bukit Peninsula: Bingin and Uluwatu, where both projects in our catalogue are. It also builds in Seseh on the coast west of Canggu, in Kaba Kaba north of Canggu and in Lovina on the north coast.

Can a foreigner buy a Coco apartment?+

Yes, on a leasehold. Azoria Living Uluwatu is offered on a thirty-year lease. A Bali lease is a contract, not a land title, so read the term, the extension terms and what happens at the end of the lease before you sign.

Who manages a Coco property after handover?+

COCO's own management team, COCO Balinest, which looks after guests, maintenance, marketing and day-to-day operations of the resorts.
