About the project
The One by ALMAL is a low-rise resort of 154 serviced homes in Nusa Dua, on the southern coast of Bali. It is built by Almal Real Estate Development and will open as a Registry Collection Hotel under a brand licence from Wyndham. Badung Regency issued the building permit, PBG No. SK-PBG-510305-14102026-001, on 14 October 2026, and work on the site has begun.
The homes
The 10,000 m2 site holds 112 apartments in two blocks of a ground floor and three upper floors, 30 one-bedroom townhouses and 12 two-bedroom villas. The homes now on sale are studios from 36 m2, one-bedroom apartments of 60 to 69 m2, front-row one-bedroom townhouses of 72 m2 with ocean views and a two-bedroom villa of 110 m2. A few ground-floor apartments come with a private pool or with their own access to a shared one. The architecture is tropical modern with Balinese detail: full-height glass doors, private gardens and plunge pools, and interiors finished in wood, stone and brass.
Resort facilities
Owners and guests share a 290 m2 arrival lobby, a 266 m2 gym, a co-working and meeting space, a pool bar and restaurant, and a 352 m2 rooftop restaurant. Besides the main pool there are four shared pools with private access and 63 private pools across the site, with underground parking below. Wyndham licenses the Registry Collection name and is not the developer, the seller or the manager: the resort is run by the developer's Indonesian company, PT Magical Bali Villas. Its team takes care of housekeeping, laundry, maintenance, check-in and guest support, whether owners live in their home, visit now and then or let it out, and The One App brings ownership and resort services together.
Location, tenure and payment
Almal puts the airport 30 minutes away, the beaches of Nusa Dua, Geger and Pandawa 5 to 15 minutes, Benoa Harbour 20 minutes and Uluwatu Temple 35 minutes. The land is zoned for tourism, and the homes are sold on a 33-year leasehold with a 15-year extension, 48 years in all. Buyers pay 25% on signing and the rest in six quarterly instalments of 12.5% over the following 18 months. The project is planned in two phases, with completion set for 2028.

Nusa Dua is the planned resort area on the east coast of the Bukit Peninsula, 22 km south of Denpasar, administered as part of Benoa in the South Kuta district of Badung. It was laid out from the 1970s by a state tourism company set up in 1973, and the first hotel opened in 1983; the area is still run by the state operator ITDC. The core is about 350 hectares of gated, landscaped land with security checkpoints at the entrances and more than 20 large resorts along the shore, together with the Bali Collection shopping centre, the Bali National Golf Club, two convention centres and a private hospital. That infrastructure is why Indonesia has used Nusa Dua for its biggest international meetings: the APEC summit in 2013, the IMF and World Bank annual meetings in 2018 and the G20 leaders' summit in 2022. The name means "two islands", after the two islets on its shore, the northern one carrying the Nusa Dharma temple. Unlike the cliff beaches of the western Bukit, the beaches here are long and sandy, and the water is mostly calm, with a gentle slope into the sea. Homes for private buyers are mostly in the neighbourhoods around the hotel enclave such as Sawangan near Geger Beach, and foreign buyers take them on long leases.
