About the project

OceaniQ is a resort development by OceaniQ Eco Concept in Nusa Dua, the gated district of Bali that was planned around international hotels. It is going up in two phases on neighbouring plots. Phase I is a community of 53 villas, and Phase II adds 53 apartments and 72 more villas. The architect is Alexey Nikolashin of SL Architects, a bureau with more than 400 completed projects, and the developer, active on Bali since 2022, has twice won at the Asia Pacific Property Awards.

The residences

The apartments on sale are one and two-bedroom homes in three blocks. One-bedroom layouts measure 36 to 52 m² and two-bedroom layouts 71 to 86 m². On the developer's plans every apartment has its own terrace, and the two-bedroom homes have two bathrooms. The villas range from 87 m² with one bedroom to 484 m² with four. Inside, floor-to-ceiling windows look out to the ocean or to tropical gardens, the ceilings are high and the finishes use natural materials, with 3.2-metre doors and floating staircases.

Amenities and build quality

Phase II has The Eywa Spa, an 800 m² wellness space, along with fitness and yoga rooms, a gourmet restaurant, a café with co-working, children's areas, a fruit garden and a river valley. Reception, laundry, concierge and transfers come with the service. Phase I has its own restaurant, CALMA Coastal Food Space, with a co-working café and a children's room with a nanny, and a concierge on duty around the clock. The foundations get a three-stage waterproofing system, the roofs are designed for tropical downpours, and the developer gives a 10-year warranty on structural elements.

Location and payment plan

Nusa Dua has guarded entrances, round-the-clock security and sandy beaches with a gentle entry and no strong waves. The developer puts OceaniQ 80 metres from the beach, with The St. Regis and The Mulia among its neighbours, the Bali Collection shopping centre 500 metres away and the international airport about 25 minutes by car. Buyers pay 30% on booking and the remaining 70% within 30 months of booking. Phase II is scheduled for completion in Q2 2028.

The developer

OceaniQ
Villas and apartments by the sea, with the services of a resort
OceaniQ is a Bali developer of resort villas and apartments, founded by Andrey Khazov and active on the island since 2022. It builds in two places. In Nusa Dua, the gated resort zone on the south-east of the Bukit, its complex sits about 80 metres from the beach among the large international hotels. On Nusa Penida, the largest of the Nusa islands off Bali's south-east coast, a second complex steps down a hillside above the sea. The buildings are drawn by SL Architects, the studio of the architect Alexey Nikolashin, and both sites are planned as resorts, with a restaurant, a spa, a gym and a concierge inside, and with OceaniQ managing the homes after handover.

About Nusa Dua

Bali's planned resort enclave: calm sandy beaches, wide quiet streets and the toll road to the airport.

Nusa Dua is the planned resort area on the east coast of the Bukit Peninsula, 22 km south of Denpasar, administered as part of Benoa in the South Kuta district of Badung. It was laid out from the 1970s by a state tourism company set up in 1973, and the first hotel opened in 1983; the area is still run by the state operator ITDC. The core is about 350 hectares of gated, landscaped land with security checkpoints at the entrances and more than 20 large resorts along the shore, together with the Bali Collection shopping centre, the Bali National Golf Club, two convention centres and a private hospital. That infrastructure is why Indonesia has used Nusa Dua for its biggest international meetings: the APEC summit in 2013, the IMF and World Bank annual meetings in 2018 and the G20 leaders' summit in 2022. The name means "two islands", after the two islets on its shore, the northern one carrying the Nusa Dharma temple. Unlike the cliff beaches of the western Bukit, the beaches here are long and sandy, and the water is mostly calm, with a gentle slope into the sea. Homes for private buyers are mostly in the neighbourhoods around the hotel enclave such as Sawangan near Geger Beach, and foreign buyers take them on long leases.
