About the project

OceaniQ Nusa Penida is a resort development by OceaniQ on Nusa Penida, the island of limestone cliffs off the south-east coast of Bali. The developer, which also builds OceaniQ in Nusa Dua, has set its villas in terraces down a green hillside above the sea, each with a private pool and a lawn, and placed a three-storey apartment building with an infinity-edge pool beside them.

Villas and apartments

The villas on sale come with two bedrooms and 166 m² or with one bedroom and 114 m², and their glass fronts open straight onto the pool terrace. In the apartment building, 1BR apartments measure 23 to 31 m² and 3BR apartments 65 m². On the developer's floor plans every apartment has its own terrace, a kitchen, a bathroom and a walk-in wardrobe, and the front doors open onto an open-air hallway. The same plans mark ocean, volcano and sunset views from different sides of the building.

Interiors and amenities

The interiors follow Minotti's design approach, with furniture made to custom proportions. Bathrooms have Kohler sanitary ware in a graphite finish, the terraces get Goodwood furniture in solid wood, and the bedrooms have king-size beds, AirSpring mattresses and Indolinen linen. Appliances come from Modena, Electrolux, Häfele, Samsung, Xiaomi and Nespresso. An Aqara smart home system linked to Apple HomeKit controls the lighting, air conditioning and security from a phone or by voice. Residents share an infinity pool, a spa, a restaurant, a sports area, an open-air cinema, a self-service laundry and secured parking.

Payment plan and completion

OceaniQ Nusa Penida is sold on a 30/70 plan: 30% of the price on booking, then the remaining 70% in instalments until handover. Construction is under way and completion is scheduled for Q2 2028.

The developer

OceaniQ
Villas and apartments by the sea, with the services of a resort
OceaniQ is a Bali developer of resort villas and apartments, founded by Andrey Khazov and active on the island since 2022. It builds in two places. In Nusa Dua, the gated resort zone on the south-east of the Bukit, its complex sits about 80 metres from the beach among the large international hotels. On Nusa Penida, the largest of the Nusa islands off Bali's south-east coast, a second complex steps down a hillside above the sea. The buildings are drawn by SL Architects, the studio of the architect Alexey Nikolashin, and both sites are planned as resorts, with a restaurant, a spa, a gym and a concierge inside, and with OceaniQ managing the homes after handover.

About Nusa Penida

A limestone island across the strait from Bali: sea cliffs, manta rays and quiet Hindu villages.

Nusa Penida is the largest of three islands off the south-east coast of Bali, across the Badung Strait from Sanur. With its small neighbours Nusa Lembongan and Nusa Ceningan it forms the Nusa Penida district of Klungkung Regency: about 203 km² in all, 16 villages and some 66,000 people, almost all of them Hindu and many speaking their own Nusa Penida dialect of Balinese. The name is usually translated as "island of priests", and the kings of Klungkung once sent their exiles here. The island is a block of limestone that climbs to 524 metres at Mount Mundi and drops to the sea in sheer cliffs along much of its coast, the setting for some of the most photographed views in Bali: Kelingking Beach, Broken Beach and Angel's Billabong, Atuh and Diamond Beach. The water around it is just as famous. Manta Point and Crystal Bay are among the island's dive sites, and Nusa Penida, Lembongan and Ceningan together are a bird sanctuary where the endangered Bali starling has been released back into the wild. There is no airport and no bridge to the mainland: everyone and everything arrives by boat. Tourism has grown around the viewpoints and dive sites, villa and apartment projects are starting to appear on the hills above the sea, and foreign buyers take them on long leases, as everywhere in Indonesia.
