All articles→Nusa Dua is the planned resort area on the east coast of the Bukit Peninsula, 22 km south of Denpasar, administered as part of Benoa in the South Kuta district of Badung. It was laid out from the 1970s by a state tourism company set up in 1973, and the first hotel opened in 1983; the area is still run by the state operator ITDC. The core is about 350 hectares of gated, landscaped land with security checkpoints at the entrances and more than 20 large resorts along the shore, together with the Bali Collection shopping centre, the Bali National Golf Club, two convention centres and a private hospital. That infrastructure is why Indonesia has used Nusa Dua for its biggest international meetings: the APEC summit in 2013, the IMF and World Bank annual meetings in 2018 and the G20 leaders' summit in 2022. The name means "two islands", after the two islets on its shore, the northern one carrying the Nusa Dharma temple. Unlike the cliff beaches of the western Bukit, the beaches here are long and sandy, and the water is mostly calm, with a gentle slope into the sea. Homes for private buyers are mostly in the neighbourhoods around the hotel enclave such as Sawangan near Geger Beach, and foreign buyers take them on long leases.
Nusa Dua has the best road link in southern Bali. The Bali Mandara toll road, built over the water of Benoa Bay and opened in September 2013 before the APEC summit, starts at the Nusa Dua toll gate and runs to the airport and Benoa harbour, so the airport is about 25 minutes away by car on a normal day. The Bypass gives a second route north through Jimbaran. Inside the enclave the streets are wide and landscaped, and a promenade runs along the beach.
Nusa Dua attracts a different buyer from the surf coast: families, older couples and people who want order, security and an easy run to the airport. The enclave itself is hotel land, so homes for sale are mostly in the streets and villages around it, within reach of the same beaches, the golf course, Bali Collection and the hospital. New supply is smaller than on the western Bukit and consists mainly of villa complexes, some of them run under international hotel brands, and a few apartment buildings. Projects are sold off plan on leases; check the term, the extension clause and the land documents with your own notary. Holiday letting needs a business licence, and payments made inside Indonesia must be in rupiah, whatever currency the brochure quotes.

Yes, on a lease or a Hak Pakai title, but not freehold. Freehold land (Hak Milik) is reserved for Indonesian citizens. Most foreign buyers in Nusa Dua take a lease (Hak Sewa) from the Indonesian landowner, made as a notarial deed, and own the villa for the lease term. A foreigner with valid immigration documents can also hold Hak Pakai, a registered right of use that on private land runs for up to 30 years and is renewed only with the owner's agreement, subject to conditions including a government minimum price. Holding land through an Indonesian nominee is void, and Bali has banned it by regulation since 2026.
Usually not. The core of Nusa Dua, about 350 hectares, is land managed by the state operator ITDC and let to hotels and resorts. Villas and apartments sold to private buyers are mostly in the neighbourhoods around it, such as Sawangan near Geger Beach and the streets of Bualu, a few minutes from the enclave gates. Whatever the brochure says, read the contract to see exactly which plot and which land right you are buying.
About 25 minutes by car. The Bali Mandara toll road runs over Benoa Bay from the Nusa Dua toll gate to the airport and Benoa harbour, which keeps the trip short even when the Bypass is busy. Denpasar is 22 km away, and Ungasan and Pandawa Beach on the Bukit plateau are 10 to 15 minutes west.
Yes, through a licensed business. Short-term letting in Indonesia needs a business identification number (NIB) and the correct business classification (KBLI) from the national OSS system, and guests pay a regional accommodation tax of up to 10%. Foreign owners usually let through a licensed Indonesian operator, often the hotel company that runs the complex, or through their own company with foreign shareholders (PT PMA). Unlicensed listings were removed from the main booking platforms from 1 August 2026.
No. Buying a leasehold villa does not lead to a visa. The Second Home Visa, for up to five years and extendable to ten, needs about US$130,000 in a state-owned Indonesian bank in your own name or the purchase of an apartment worth at least US$1 million.
