About the project

Ramada Nusa Dua by Wyndham is a resort of hotel rooms and villas that TEUS Group is building on about 1.3 hectares in Nusa Dua, on the southern coast of Bali. The plan joins 100 hotel rooms with 68 villas, and Wyndham Hotels & Resorts will run the whole resort under its Ramada brand. The hotel is conceived as an art hotel, created with MayinArt, a contemporary art gallery from Singapore. Completion is planned for Q2 2028, and the first phase covers the hotel building and 34 villas.

Rooms and villas

The hotel rooms on sale are Studios of 33 and 42 m², spread over the upper floors of the four-storey hotel building. The villas have one bedroom at 72 m² or two bedrooms at 79 and 99 m². On the developer's site plan every villa has its own plunge pool, and the interior renders pair warm terracotta tones and dark wood with contemporary art on the walls.

The resort

A large outdoor pool lined with sun loungers sits in front of the hotel, and the roof of the building is laid out as a terrace. Owners and guests share a gym, a spa, a restaurant and a children's play area, and parking is shared. When the hotel opens, Wyndham takes over its operations, marketing and maintenance included.

Location and payment plan

Nusa Dua is a gated resort zone of about 350 hectares managed by the state company ITDC, and the Bali Mandara toll road links it to the airport. TEUS Group puts Ramada Nusa Dua five minutes from the beach, where Nusa Dua, Mengiat and Geger form about 3 km of sand sheltered by a coral reef. Bali National Golf Club, BIMC Hospital Nusa Dua, the Bali Collection open-air shopping centre and the Puja Mandala temple complex are all in the district. Buyers pay 30% on booking and 70% during construction.

TEUS Group builds hotels and serviced residences in resort destinations and hands their running to international hotel brands. It grew out of Zhytlobud-2, a construction company founded in Kharkiv in 1943 whose completed buildings come to more than ten million square metres, and it is led by its founder and chief executive, Basel Houari. About Nusa Dua

Nusa Dua is the planned resort area on the east coast of the Bukit Peninsula, 22 km south of Denpasar, administered as part of Benoa in the South Kuta district of Badung. It was laid out from the 1970s by a state tourism company set up in 1973, and the first hotel opened in 1983; the area is still run by the state operator ITDC. The core is about 350 hectares of gated, landscaped land with security checkpoints at the entrances and more than 20 large resorts along the shore, together with the Bali Collection shopping centre, the Bali National Golf Club, two convention centres and a private hospital. That infrastructure is why Indonesia has used Nusa Dua for its biggest international meetings: the APEC summit in 2013, the IMF and World Bank annual meetings in 2018 and the G20 leaders' summit in 2022. The name means "two islands", after the two islets on its shore, the northern one carrying the Nusa Dharma temple. Unlike the cliff beaches of the western Bukit, the beaches here are long and sandy, and the water is mostly calm, with a gentle slope into the sea. Homes for private buyers are mostly in the neighbourhoods around the hotel enclave such as Sawangan near Geger Beach, and foreign buyers take them on long leases.
