TEUS Group

TEUS Group builds hotels and serviced residences in resort destinations and hands their running to international hotel brands. It grew out of Zhytlobud-2, a construction company founded in Kharkiv in 1943 whose completed buildings come to more than ten million square metres, and it is led by its founder and chief executive, Basel Houari. Its first project abroad was DESIRE in Antalya. In Bali it is building two hotels run by Wyndham Hotels & Resorts: Amani Melasti, a 90-room boutique hotel by Melasti Beach on the Bukit, and Ramada Nusa Dua, an art hotel with villas in Nusa Dua. It has also announced its first project in the Maldives.

TEUS Group's record.

TEUS works the same way in each of its projects: it builds the hotel, owners buy the rooms or villas, and an international brand runs the building. In Bali that brand is Wyndham, at both projects. The company puts weight on design and themes. Amani Melasti, designed with the architects AIMM, is built around sleep and won Design Initiative of the Year for Indonesia at the Real Estate Asia Awards 2025, and Ramada Nusa Dua is an art hotel curated with the Singapore gallery MayinArt.

Delivery record

The construction record belongs to Zhytlobud-2 in Kharkiv, which has built residential, office and commercial property in Ukraine since 1943 and counts more than ten million square metres completed. TEUS Group is the arm that took that experience abroad. Its first foreign project, DESIRE in the Altıntaş district of Antalya, combines a hotel with residences and is to be run by Best Western; it won Best New Small Hotel Construction and Design at the European Property Awards in 2024. In Bali both projects are still under construction.

Boutique hotel by Melasti Beach
Amani Melasti
A five-storey hotel of 90 rooms, studios and one-bedroom suites, 250 metres from Melasti Beach on the Bukit Peninsula, entering the market under Wyndham's Trademark Collection. The roof carries an infinity pool and a cocktail bar facing the sunset, with a spa, a restaurant and a working space below and private pool patios for the first-floor rooms. The rooms are designed for sleep, with soundproofing, adjustable temperature and soft lighting. A shuttle runs to the beach, and guests have access to eleven beach clubs.

Ramada Nusa Dua
Ramada Nusa Dua by Wyndham combines a four-storey hotel of 100 rooms with a rooftop terrace and 68 villas, each with its own plunge pool. The art programme is curated with MayinArt of Singapore. The site lies in Nusa Dua, the gated resort zone of about 350 hectares run by the state company ITDC, five minutes from the beach, with the Bali National Golf Club, BIMC Hospital Nusa Dua and the Bali Collection shopping centre in the area.

Signature style

Each TEUS hotel is built around a theme and a brand. Amani Melasti is a sleep and wellness hotel in minimalism with Balinese boho touches, designed with AIMM. Ramada Nusa Dua is an art hotel showing Asian contemporary art. In both, the hotel brand takes over the operation once the building is finished.
