Villas and apartments by the sea, with the services of a resort

OceaniQ

OceaniQ is a Bali developer of resort villas and apartments, founded by Andrey Khazov and active on the island since 2022. It builds in two places. In Nusa Dua, the gated resort zone on the south-east of the Bukit, its complex sits about 80 metres from the beach among the large international hotels. On Nusa Penida, the largest of the Nusa islands off Bali's south-east coast, a second complex steps down a hillside above the sea. The buildings are drawn by SL Architects, the studio of the architect Alexey Nikolashin, and both sites are planned as resorts, with a restaurant, a spa, a gym and a concierge inside, and with OceaniQ managing the homes after handover.

THE TRACK RECORD

OceaniQ's record.

OceaniQ is young, but it has been noticed. Its Nusa Dua villas won at the Asia Pacific Property Awards in the 2024 to 2025 programme, and the Nusa Penida project was a winner in the category for residential developments of more than twenty units in Indonesia in 2025 to 2026. The company's emphasis is on how the houses stand up to the tropics: a three-stage waterproofing system for the foundations, roof drainage sized for tropical downpours, and both in-house and independent supervision at every stage of the build.

Delivery record

OceaniQ's work is concentrated in two complexes. The Nusa Dua project is built in two phases on neighbouring plots: the first has 53 villas of one to four bedrooms, and the second adds 72 villas and 53 apartments on a site of 29,000 square metres. The Nusa Penida complex combines villas and apartments around some 10,000 square metres of shared grounds. All of it is still under construction, and the Nusa Dua first phase is the furthest along.

Resort villas and apartments in Nusa Dua
OceaniQ
Two phases inside the Nusa Dua resort zone, about 80 metres from the beach, with Geger Beach and Nusa Dua Beach a five-minute walk away and the St. Regis, The Mulia and the Grand Hyatt as neighbours. The first phase is 53 villas with the CALMA restaurant, a cafe with coworking and a children's room. The second adds villas and apartments, the 800 square metre Eywa Spa, fitness and yoga rooms, a fruit garden and a river valley. Inside, the houses have floor-to-ceiling windows, 3.2 metre doors and floating staircases, and there is a reception, a laundry, transfers and a concierge around the clock.
Villas and apartments on Nusa Penida island
OceaniQ Nusa Penida
On the north-west coast of Nusa Penida, about 100 metres from a beach where you can swim. Single-storey villas with glass fronts and their own pools are terraced down a green hillside, with views over the ocean and towards Mount Agung, and a three-storey apartment block has an infinity pool. The clubhouse has a large pool and a sports court, and the plan includes a restaurant, a spa, a gym, an open-air cinema and secure parking. The interiors are modern and clean-lined, with a smart home system.

Signature style

OceaniQ builds for the coast and plans each site as a resort first: a spa, a restaurant, a gym and a concierge come with the address, and the company runs the homes after handover. The architecture is modern and open, with full-height glass towards the sea or the garden, high ceilings, natural materials and floating staircases.

THE HONEST VIEW

Strengths & considerations.

Where OceaniQ shines
  • Nusa Dua is a gated resort zone with guarded entrances, calm swimming beaches and the island's large international hotels next door
  • The Nusa Dua complex is about 80 metres from the beach and close to the Bali Collection shopping centre and the Bali National Golf Club
  • Both projects have won at the Asia Pacific Property Awards
  • Shared infrastructure on a resort scale: an 800 square metre spa in Nusa Dua, about 10,000 square metres of shared grounds on Nusa Penida
  • One architect's studio, SL Architects, designs the whole portfolio
Worth considering
  • OceaniQ has been on the market since 2022 and both of its complexes are still being built, so its record of finished handovers is short.
  • Nusa Penida is reached from Bali by boat, so a home there suits buyers who want a quiet island more than quick access to the airport.
  • Ask for the lease terms of each project in writing. A lease is a contract with the landowner, not a land title, and at the end of the term the land and buildings go back to the owner unless the contract says otherwise.
  • OceaniQ is a private company and publishes no accounts. Read each contract with your own notary before you pay.

Yes, on leasehold, which is how most foreign buyers hold villas in Bali. A lease is a contract with the landowner rather than a land title, so check the term, the extension terms and what happens at the end of each project's lease before you sign.
