About the project

AWWA Boutique Hotel is a finished boutique hotel by Big Waves Development in Canggu, in the North Kuta district of Badung on Bali's south-west coast. Its two wings of rooms face each other across a 25-metre pool. The developer positions it as an adults-only hotel, and it is already open and operating. Big Waves Development puts Berawa beach 8 minutes away, close to the coast's beach clubs and surf spots. The apartments are held on a lease that runs until 2051, with an option to extend it for another 25 years, on land the developer lists in the pink zone.

The apartments

Every unit for sale is a one-bedroom apartment of about 33 m2, laid out as a hotel room with its own kitchenette. The hotel sells them in two room categories. A Deluxe Pool Access Room opens straight onto the pool and has a private bathroom, a fully equipped kitchenette and a work area with a desk. A Deluxe Pool View Room sits on the upper floor and looks over the pool and the tropical planting around it; it has a private bathroom, a large round table and a kitchenette. The developer describes the design as eco-conscious.

Amenities and management

The pool is the centrepiece. Its floor carries a bespoke artwork that Shira Barzilay, the artist known as Koketit, created for AWWA. Up on the roof there is an open-air cinema, and the grounds add a yoga space, an on-site bar, the pool deck and green zones. A concierge is on duty 24/7. Big Waves Development stays with the project after completion and runs the hotel through its own in-house management, which also maintains the building and the grounds. Owners receive monthly reports on their unit through the developer's CRM system and have access to the Big Waves Development Privilege Club.

Payment plan

Buyers pay 70% on booking and the remaining 30% within 30 months of booking. Because the hotel is already built, the instalments are not tied to construction stages.

About Canggu

Bali's south-west surf coast, where rice fields gave way to villas, cafés and co-working.

Canggu is a coastal village in North Kuta district, Badung Regency, about 10 km north-west of Kuta. Its beach runs for roughly ten kilometres and goes by several names: Batu Bolong, with bars and restaurants where the road meets the sand, Echo Beach (Batu Mejan) to the west, the quieter Nelayan, and Berawa to the east. Tourism here began with an international surfing contest in 1990. For a long time the land behind the beach was paddy fields and coconut groves. Since the early 2020s Canggu has become one of the busiest places on the island, and the fields along Jalan Batu Bolong, Padang Linjong and Tanah Barak have filled with villas, guesthouses, restaurants, gyms and yoga studios. Rice terraces still survive further inland, and that is where most of the newer villa and townhouse complexes go up. Life here means a short ride to the surf and a lot of company, from visitors and foreign residents alike, along with heavy traffic on Jalan Raya Canggu. For a foreign buyer the rules are those of all Bali: you hold a lease or a Hak Pakai title, never freehold, and the zoning of the plot decides what can lawfully stand on it.
