About the project

Artex Parkline is a residential complex of three towers on Angisa 1st Lane, in the New Boulevard district of Batumi: Block A of 26 floors, Block B of 28 and Block C of 24, on an 8,000 m² plot. Each block has its own entrance and three to four lifts, and the complex is registered as a residential building with all of its permits issued.

The layouts are the strong point. There are no load-bearing walls inside the apartments, so before the partitions go up the developer's in-house architect can redraw a plan or merge two units into one, and no room is narrower than 2.8 metres. Heating runs on gas, either with an individual boiler in each apartment or through central heating and hot water. Apartments are handed over in white frame: level walls and floors, utilities installed, double-glazed windows and a secure front door. The façade is clad in Alucobond composite panels, and the common areas are designed by RB Architects.

The shared facilities are those of a self-contained neighbourhood: a pool and spa, a gym, yoga areas, co-working, meeting rooms and a conference hall, a lobby with reception, a kindergarten and a children's room, a playground and sports grounds, barbecue areas, a cinema and a pharmacy. Dog owners get an enclosed walking area. The complex has round-the-clock security, a technical team, and underground and surface parking.

The shoreline is about a twelve-minute walk away, Metro City mall about 650 metres, and the Dinamo stadium ten minutes on foot. A supermarket and the city's maternal and child hospital are next door, and schools are within walking distance. The foundations went in during 2025, the frame rises through 2026, façades and interiors follow in 2027, and completion is planned for 2029.

About Batumi

Georgia's Black Sea resort capital — branded beachfront living on the Adjara coast.

Batumi is the seaside capital of Adjara and Georgia's leading resort city, a fast-growing strip of the Black Sea coast where palm-lined boulevards, a historic Old Town and a wall of new towers meet the beach. The city drew around 2.6 million international visitors in 2025 — Georgia's second-most-visited destination after Tbilisi — and that tourism flow underpins one of the region's most active short-let markets. For foreign buyers the appeal is unusually direct: Georgia grants 100% freehold ownership of apartments to any nationality, with no residency requirement to purchase, title registered in a day or two, and a 5% flat tax on residential rental income. Branded beachfront supply — Radisson, Wyndham and similar hospitality-managed residences along the Gonio first line — is still limited, and a qualifying purchase from USD 150,000 opens a renewable residence permit. Off-plan turnkey homes start well under USD 100,000.
