About the project

Gate by Artex is a low-rise residential complex on Giorgi Antsukhelidze and Davit Kakabadze Streets, in the airport district of Batumi. The airport terminal is two to three minutes away, the coast two minutes by car, the New Boulevard five, and the Sarpi border crossing into Turkey ten to twelve. Metro City Mall and the Batumi horse club are close by.

The plan is unusually generous with open space. The two wings, A and B, rise eight to ten floors around a central courtyard and take up only about a third of the 7,623 m² plot, leaving some 5,100 m² for the courtyard and grounds, with a pedestrian zone around the perimeter. Each wing has its own entrance and three lifts. The ground floor holds the lobby with a round-the-clock reception and concierge, a restaurant, a fitness centre and co-working; the apartments start on the third floor.

The centrepiece is a heated, all-season swimming pool with a sliding cover, so it stays open through the winter, next to a children's pool, play areas and the green courtyard. The building is registered as residential and has gas supply. Its reinforced concrete frame is designed for a magnitude 8 earthquake, behind aluminium composite façade panels, thermal insulation, fully glazed railings and soundproof double glazing.

Studios are 3.5 to 4.5 metres wide, and any two neighbouring studios can be joined into a one-bedroom apartment. Buyers choose between white frame and a full renovation without furniture and appliances. Parking is underground and in the open, and construction is scheduled to run for 36 months from its start in August 2026.

About Batumi

Georgia's Black Sea resort capital — branded beachfront living on the Adjara coast.

Batumi is the seaside capital of Adjara and Georgia's leading resort city, a fast-growing strip of the Black Sea coast where palm-lined boulevards, a historic Old Town and a wall of new towers meet the beach. The city drew around 2.6 million international visitors in 2025 — Georgia's second-most-visited destination after Tbilisi — and that tourism flow underpins one of the region's most active short-let markets. For foreign buyers the appeal is unusually direct: Georgia grants 100% freehold ownership of apartments to any nationality, with no residency requirement to purchase, title registered in a day or two, and a 5% flat tax on residential rental income. Branded beachfront supply — Radisson, Wyndham and similar hospitality-managed residences along the Gonio first line — is still limited, and a qualifying purchase from USD 150,000 opens a renewable residence permit. Off-plan turnkey homes start well under USD 100,000.
