About the project
Grand Millennium Kobuleti is a resort tower on the first sea line of Kobuleti, the beach town north of Batumi. KBK, Kristal Building Kobuleti, is building it under the Grand Millennium brand of Millennium Hotels & Resorts, a group with more than 145 properties worldwide, and the brand will also run the resort. The tower rises 32 floors and holds 240 hotel rooms and the branded residences, some 40,000 m² in all.
The residences are sold turnkey only. Floors are oak parquet, bathrooms carry premium ceramic tiles, and the fit-out uses Liebherr, Bosch, Miele and Villeroy & Boch. Underfloor heating, Daikin VRV cooling and Zehnder heat-recovery ventilation with CO₂ sensors keep the air right, and a building management system with smart-home control handles climate, lighting and security. The residences also have water mineralisation and air ionisation.
The engineering is specified in detail. The frame is B30 to B35 reinforced concrete with A500C rebar, designed for earthquakes of magnitude 8 to 9, behind a ventilated façade with Schüco and Reynaers aluminium windows and sliding systems. Twelve lifts serve the tower, and the roof carries a terrace with granite paving, hardwood decking and green zones.
Around the residences sits a full resort: a 3,500 m² spa with a Slavic banya, Finnish sauna, hammam, ice bath, salt room and two indoor pools; an infinity pool facing the sea and three outdoor pools; six restaurants and three bars; four cinema halls, bowling and billiards; a ski and snowboard simulator; a cigar salon and wine cellar; co-working rooms; a kids' club; boutiques, a beauty salon and a medical room. The resort also includes the Elysium entertainment complex and two helipads. Owners can place their residence in the rental pool run by the operator and stay in it themselves for part of each year.
