Wyndham Garden Kobuleti by Loft Towers

Wyndham Garden Kobuleti is the first Wyndham Garden in Georgia, and Kobuleti’s first multifunctional complex on the first sea line. Loft Towers is building it, the hotel inside it will run under the Wyndham Garden brand, and Horeca Management Group is the named hotel operator.

Two towers: Block A of 29 floors and Block B of 25. Between them they hold 102 hotel rooms and 400 branded apartments, over 23,200 m² of residential space, 7,000 m² of commercial and 3,000 m² of landscaped ground. The first phase is Block B.

The stack is legible from the outside in. Lobby, reception and bar on the ground floor, offices on the second, the Wyndham hotel rooms on floors three to eleven, the branded apartments on twelve to twenty-four, and a panoramic restaurant on the twenty-fifth. The hotel rooms are not for sale, so ownership starts on floor twelve. Almost every apartment is a studio or a one-bedroom, with three-metre ceilings. There are exactly two two-bedroom apartments in the building, numbers 235 and 238, both on floor twenty-four.

The hotel rooms run from 24 m² to 113 m² across five grades, from a standard suite at 24 to 30 m² up to a presidential suite of 113, all delivered turnkey, and they stay in the hotel’s hands. Shared facilities are indoor and outdoor pools, a fitness centre, a spa, a conference hall, a bar and a rooftop restaurant, with a private beach in front.

Kobuleti is twenty-five minutes up the coast from Batumi. Behind the town the Ispani peatlands are two minutes away, the Petra fortress nineteen, Mtirala National Park fifty and the Kintrishi reserve an hour and twenty.

Apartments are sold with no deposit and thirty-six months of instalments, handed over as a shell, renovated, or turnkey.

Work on Block B starts at the end of September 2026, once the season closes, because the municipality does not allow building work in Kobuleti through the summer. The site is fenced, the permits are issued, and both the Wyndham agreement and the hotel management agreement are signed. Block A follows about a year later and then goes up alongside it. The first phase runs to December 2029.
