About the project

Origami Town is Origami Holding's new residential project at the corner of Lermontov and Sulkhan-Saba Orbeliani Streets in Batumi, with good transport links to the boulevard, the seafront and the city's shopping centres. It brings two 22-floor blocks, A and B, onto a 10,000 m² site that mixes homes with commercial and recreational space.

The ground floors hold shops, including a market and a coffee shop, and the grounds are given to a landscaped courtyard, a children's playground and sports areas, with the whole territory under control and video surveillance around the clock. The buildings are designed to be energy-efficient, with thermal insulation, and Block B offers compact apartments from about 30 m² alongside two-bedroom layouts.

Origami Holding began in Batumi in 2008 as an architecture practice and has since delivered White Sails on the New Boulevard. Construction of Origami Town starts in December 2026, with Block B due in 2029 and Block A in 2030. Buyers can pay 20% down and the rest over 48 months interest-free, and contracts can also be signed with no down payment or with 5% or 10%.

The developer

Origami Holding
The architects who became the developer, and then the operator
Origami Holding started in Batumi in 2008 as an architecture practice called BWC, and grew development and hospitality out of it. That order is unusual and it shows: the drawing board came first, the buildings second, and running them third. Eighteen years on the group employs up to 600 people across three divisions, has designed more than 3,000,000 m² across Georgia, built more than 200,000 m² of it, and welcomed over a million guests into what it finished. The BWC name was retired in April 2026; the current flagship is Origami Island, a 37-storey, 135-metre tower on Ambassadori Island off Batumi's northern seafront.

About Batumi

Georgia's Black Sea resort capital — branded beachfront living on the Adjara coast.

Batumi is the seaside capital of Adjara and Georgia's leading resort city, a fast-growing strip of the Black Sea coast where palm-lined boulevards, a historic Old Town and a wall of new towers meet the beach. The city drew around 2.6 million international visitors in 2025 — Georgia's second-most-visited destination after Tbilisi — and that tourism flow underpins one of the region's most active short-let markets. For foreign buyers the appeal is unusually direct: Georgia grants 100% freehold ownership of apartments to any nationality, with no residency requirement to purchase, title registered in a day or two, and a 5% flat tax on residential rental income. Branded beachfront supply — Radisson, Wyndham and similar hospitality-managed residences along the Gonio first line — is still limited, and a qualifying purchase from USD 150,000 opens a renewable residence permit. Off-plan turnkey homes start well under USD 100,000.
