About the project
Arabian Hills Estate is a master-planned community of residential plots in Al Faqa, Abu Dhabi, on the Dubai to Al Ain road and about 15 minutes from The Valley by Emaar. What you buy here is the land: you build your own villa or mansion on it, in a community planned around swimmable lagoons, a beach, an equestrian club and two resorts. The first phase has been completed and handed over, and the second phase follows it.
The plots
The estate covers 22.7 million square metres and comes in four sizes of plot. Villa plots measure 12,000 to 20,000 sq ft, mansion plots 20,000 to 50,000 sq ft, mega mansion plots 50,000 to 76,000 sq ft, and estate plots 76,000 to 132,000 sq ft. Some plots sit on a corner, and DECA marks them on its list.
Life in the community
Water is the centrepiece of the plan: swimmable lagoons with a beach, aqua parks and several pools, one of them for children. Around them come parks and open lawns, zen gardens, nature trails, picnic areas and dog parks, with padel and tennis courts, cricket grounds, football pitches, running and cycling tracks, rock climbing and a mini golf course. For everyday life the plan has schools, mosques, healthcare centres, shopping malls and souqs, co-working spaces and a shuttle bus.
The equestrian club
Horses have a place of their own at Arabian Hills Estate. The plan includes stables, paddocks, riding arenas, a jumping arena, tack rooms and a riding school, so riders have everything they need inside the community. Two resorts with spas, a natural dune reserve and a wildlife conservation area complete the community, and hot air ballooning and skydiving are both about 12 minutes away.
Getting around
The estate lies on the Dubai to Al Ain road in Al Faqa, part of Abu Dhabi's Al Ain region. Dubai Silicon Oasis, Academic City and Zayed University are about 27 minutes away by car, District 11 about 30 minutes, and both Dubai International Airport and Al Ain International Airport about 44 minutes. The Sevens rugby stadium is around 20 minutes away and the Dubai Outlet Mall around 24.
Buying a plot
Arabian Hills Estate is developed by ARA Real Estate Development, the real estate arm of CORE International Holding, with DECA managing the development. Plots in the current release are sold with a payment plan spread over 36 months. Because you buy the land, the home is yours to design: you choose the architect and the plan for your villa or mansion, within the community's building rules.
