Which properties do you work on?

I live abroad. Can I do this remotely?

Yes. The brief, the conversation about the design and the quote can all happen by phone, WhatsApp or video call.

How much does it cost?

It depends on the size of the space, the scope and the finishes you choose. After the first conversation you get a quote for your project to approve before any work starts.

Does furnishing pay off for a rental?

In Dubai, for apartments, usually yes. Brokerage estimates put the rent premium for a furnished apartment at about 15 to 20%, and furnished homes suit people relocating and professionals on fixed-term contracts. The premium depends on the building, the location and the quality of the furniture.

Does a holiday home have to be furnished?

Yes. Under Dubai's holiday-home rules, a unit has to be furnished and equipped to the checklist of the Department of Economy and Tourism (DET) for its category, Standard or Deluxe, before it can be let to guests. The list covers things like beds, a sofa, a dining table, kitchen appliances, a washing machine and a smart lock.

Does a fit-out in Dubai need approval?

Usually, yes. Works inside a unit need the consent of the owner or the building, and most communities ask for a no-objection certificate from the developer. Larger works also need a permit from the authority that covers the area, such as Dubai Municipality, the Dubai Development Authority or Trakhees, and often a Civil Defence certificate. Simple maintenance, like repainting or replacing floors, has lighter rules.
