A mature Dubai waterfront trades at an average above 5,000 dirhams per sq ft. Dubai Islands is the only address on the list below half of that, and the reason is that it is still being built.
Dubai Islands is a man-made archipelago at the mouth of Dubai Creek, off the Deira shore. The approved plan divides it into five islands, each with a different job.
This is the island you enter from the city, and the one the roads to the others run from. The mall, the marinas, the waterfront retail and the denser housing all sit here. So does the project we recommend.
The strip that connects the mixed-use island to the northern ones. Beach resorts and low-density communities on the western side, a promenade of hotels and homes on the eastern.
The large northern island, built entirely around open landscape. An 18-hole golf course at its centre, four separate resorts around it, and private villa enclaves at the edges.
The western island, a single community built around a private sports club. It has a 9-hole golf course, a boutique marina and a private beach club.

Dubai's 2040 master plan sets numerical targets for beaches, tourism and open space. Dubai Islands was re-drawn to serve them, which is where the decision to cut density and add hospitality comes from.

An archipelago of five man-made islands covering 17 km², at the mouth of Dubai Creek off the Deira shore. It is the northernmost marine development along the city's coastline. It is being built in stages: the first island is already under construction, and the rest were re-planned for a lower density of hospitality and homes.
Because the district is still being built. A mature Dubai waterfront averages above 5,000 dirhams per sq ft, and the most sought-after islands run at two and three times that. On Dubai Islands the range is 2,500 to 3,200. Buying now is buying that difference.
The first island is partly developed: roads, the causeway to the mainland, hotels in operation and open beaches. The full plan runs to 87 hotels and resorts with 16,215 keys, nine marinas, two golf courses and 21 km of beach.
Scale and price. Forty-four homes in a low-rise building, not a tower of several hundred. And a price below the district's own average, with a further discount before launch.
The project is in the expression-of-interest stage before its official launch. At this stage the purchase price is 5% below the list price, on a limited number of homes and for a limited time. Leave your details and we will tell you what is available right now.
Handover is planned for Q4 2028. The payments are a 4% registration fee, 20% on booking, three instalments of 10% at 13, 18 and 24 months, and the remaining 50% on handover. Half the sum is spread across construction and half is paid at the end.
Freehold: full ownership with no nationality restriction, registered in the buyer's name with the Dubai Land Department.
