Dubai waterfront,
at under half the price

A square foot facing the sea in Dubai averages more than 5,000 dirhams. On Dubai Islands it is 2,500 to 3,200, because the district is still being built.

The comparison

What a square foot costs on the water, by area

Every row below is a Dubai waterfront. What separates them is not build quality but how many years the district has been standing.

Asking price per sq ft, in dirhams. Cheapest first.
Area Price range AED per sq ft What it is
Dubai Islands The new shore, still under construction
2,500–3,200 The new shore, still under construction
Dubai Maritime City Urban peninsula facing the port
3,000–3,400 Urban peninsula facing the port
Port De La Mer Marina living in Jumeirah
4,500–5,000 Marina living in Jumeirah
Emaar Beachfront Gated enclave on the sea
5,000–6,000 Gated enclave on the sea
JBR (Five Luxe) The original beach promenade
5,500–6,000 The original beach promenade
Bluewaters Island The Ain Dubai island

Palm Jumeirah The address the world knows

Jumeirah Bay The villa island, and upwards
10,000+ The villa island, and upwards
Pearl Jumeirah The top of the market, and upwards
12,000+ The top of the market, and upwards

A mature Dubai waterfront trades at an average above 5,000 dirhams per sq ft. Dubai Islands is the only address on the list below half of that, and the reason is that it is still being built.

The project we recommend: 1,770 to 1,970 dirhams per sq ft Below the district's own range, and about a third of what a square foot costs on Palm Jumeirah.
The master plan

Five islands, 17 km², one plan

Dubai Islands is a man-made archipelago at the mouth of Dubai Creek, off the Deira shore. The approved plan divides it into five islands, each with a different job.

17 km² of development across five islands
21 km of planned beach
87 hotels and resorts, 16,215 keys
9 marinas
2 golf courses, 18 holes and 9 holes
38,479 homes in the plan as a whole

The urban heart, and the way in

This is the island you enter from the city, and the one the roads to the others run from. The mall, the marinas, the waterfront retail and the denser housing all sit here. So does the project we recommend.

  • A mall as the retail and entertainment core
  • A beachfront hotel and residential district
  • Two marinas with hotels and apartments
  • An art and culture district
  • Promenades, boardwalks, public and semi-private beaches
  • 4 min to a metro station
  • 4 min to Waterfront Market
  • 8 min to Sheikh Zayed Road
  • 8 min to Dubai International Airport
  • 12 min to DIFC
  • 13 min to Dubai Mall and Downtown
  • 15 min to Jumeirah Beach
The context

Why Dubai is building more coastline

Dubai's 2040 master plan sets numerical targets for beaches, tourism and open space. Dubai Islands was re-drawn to serve them, which is where the decision to cut density and add hospitality comes from.

134%growth in land for hotels and tourism
60%of the emirate set aside for nature reserves and open space
25%growth in land for schools and healthcare
  • 1,862 ha Total land area
  • 1,987,294 m² Parks and open space
  • 1,508,767 m² Golf
  • 2,267,065 m² Waterfront edge
  • 404,514 m² Retail
  • 239,429 m² Community and civic buildings

Questions that come up

Questions and answers

Where is Dubai Islands and what exactly is it?

An archipelago of five man-made islands covering 17 km², at the mouth of Dubai Creek off the Deira shore. It is the northernmost marine development along the city's coastline. It is being built in stages: the first island is already under construction, and the rest were re-planned for a lower density of hospitality and homes.

Why are prices there lower than on any other Dubai waterfront?

Because the district is still being built. A mature Dubai waterfront averages above 5,000 dirhams per sq ft, and the most sought-after islands run at two and three times that. On Dubai Islands the range is 2,500 to 3,200. Buying now is buying that difference.

What is already there today?

The first island is partly developed: roads, the causeway to the mainland, hotels in operation and open beaches. The full plan runs to 87 hotels and resorts with 16,215 keys, nine marinas, two golf courses and 21 km of beach.

What makes Soma Residences different from other projects in the district?

Scale and price. Forty-four homes in a low-rise building, not a tower of several hundred. And a price below the district's own average, with a further discount before launch.

What is the 5% discount and how long does it last?

The project is in the expression-of-interest stage before its official launch. At this stage the purchase price is 5% below the list price, on a limited number of homes and for a limited time. Leave your details and we will tell you what is available right now.

When is handover and what is the payment plan?

Handover is planned for Q4 2028. The payments are a 4% registration fee, 20% on booking, three instalments of 10% at 13, 18 and 24 months, and the remaining 50% on handover. Half the sum is spread across construction and half is paid at the end.

Who can buy there and what kind of ownership is it?

Freehold: full ownership with no nationality restriction, registered in the buyer's name with the Dubai Land Department.
