What is being built next door

Dubai Square — Dubai's largest mall

Right across the road from Valia, Dubai Square is going up — not another shopping centre, but a covered urban district. Emaar relaunched it in December 2025 as the world's first drive-through mall.

2.6 million sqm the district as a whole

Retail, hospitality and offices — the mall is its centrepiece, not the whole of it.

over 750,000 sqm retail floor area

At the launch announcement Emaar described this as equivalent to more than a hundred football pitches, and more than twice the leasable area of Dubai Mall.

AED 180 billion development value

The stated investment across Dubai Creek Harbour as a whole.

What will be inside

  • The world's first drive-through mall — Zones you enter by car — for collection and quick purchases, without parking and without going inside.
  • Ice Adventure — A technology-led ice attraction, alongside a rooftop water park.
  • Music, Colour and Fire Plaza — A performance plaza driven by technology brought in specially from China.
  • Artificial intelligence — Emaar is applying AI systems to customer experience and to running the district.
  • Electric vehicles — Dedicated charging infrastructure as part of the design.
  • Daylight and greenery — Skylights, glazed roofs and glass façades, alongside landscaped space inside the district.

Emaar founder Mohamed Alabbar: after fifteen years in which Dubai Mall served more than 100 million visitors a year and hosted over 1,500 retailers — that experience is what now goes into the new project.

The community

What already exists at Dubai Creek Harbour

You are not buying a neighbourhood on paper. The community has been lived in since 2019, and everything tagged “open” is running today.

Open today Over 80 berths A marina inside the community

Creek Marina Yacht Club, run by Emaar — secured, serviced berthing with round-the-clock dock crew, open daily 07:00–19:00.

Open today About 700m of white sand A beach in the heart of the community

Creek Beach — a man-made beach with an infinity pool, inside a residential district already handed over and occupied.

Open today 120 businesses trading A neighbourhood that already works

62 restaurants and cafés, three supermarkets, four pharmacies, a multispecialty clinic, two nurseries and four operating hotels.

Open today A waterfront promenade With a viewing deck over the creek

The promenade is open in the built section of the community — cafés, shops and public art — ending at a deck that looks straight across at the Downtown skyline. Free to enter.

Open today 10 minutes to the airport And 15 minutes to Downtown

According to Emaar. Two marine transport lines have also served the community since August 2022, at AED 2 per stop.

Partly Ras Al Khor across the water 620 hectares of protected wetland

More than 20,000 waterbirds and 67 species, including Dubai's flamingos. Protected since 1998 and Ramsar-listed since 2007. Closed to visitors since July 2025 for an AED 650 million upgrade.

Partly 500,000 sqm of parks In the full plan — parts already standing

The central park includes play areas, water features, a pump track and a skate park. The full figure is the planning allocation, not delivered space.

Planned 9.9.2029 A metro station inside the community

Emaar Properties Station on the Blue Line, per the transport authority's official target. The line stood at 20% complete in May 2026. Today the nearest station is Creek on the Green Line, about a 10-minute drive.

Timing

Downtown has already had its run

Downtown is a mature, fully priced address: the two anchors that defined it opened in 2008 and 2010, and new supply now arrives one tower at a time. Dubai Creek Harbour is the same developer's next masterplan — and in Emaar's own words, three times the size of Downtown.

2008 · 2010 Downtown's two anchors

Dubai Mall opened on 4 November 2008 and Burj Khalifa on 4 January 2010 — fourteen months apart, and more than sixteen years ago.

Three times The masterplan against Downtown

Not our words — Emaar's. The Dubai Creek Harbour masterplan spans over 11 million sqm, at a planned development value of AED 180 billion.

About 40% Of the homes still to be delivered

Of a programme of roughly 17,800 homes to 2029, about 10,600 have been handed over and about 7,200 are still ahead. The growth here is in front of it, not behind.

About 18% Below Downtown in transactions

Around AED 2,470 per sq ft against roughly AED 3,000 in Downtown, in Land Department data for the trailing year published in January 2026 — and on higher transaction volume.

Frequently asked

Questions and answers

What is the starting price at Emaar Valia?
A one-bedroom starts at AED 2,060,000, two bedrooms at AED 3,060,000, three at AED 4,110,000 and four at AED 6,470,000. Half-floor and full-floor units are also available, priced on request. These are starting prices and vary by floor, specification and availability — we'll send you a current price list with its date.
How is the payment plan structured?
Five instalments of 20% each, staged across the construction period: 2026, 2027, 2028, 2029, and the last in 2030 on handover. On top of the price, buyers pay a 4% registration fee to the Dubai Land Department.
When is handover?
The third quarter of 2030, per Emaar's schedule as it stands today.
What is Dubai Square and why does it matter?
A retail, hospitality and leisure district with a total area of 2.6 million sqm, built right beside Valia — the mall is its centrepiece, not the whole of it. The retail floor area alone exceeds 750,000 sqm; at the launch announcement Emaar described it as equivalent to more than a hundred football pitches, and more than twice the leasable area of Dubai Mall. Planned inside are an ice attraction, a rooftop water park, a performance plaza, and a unique drive-through concept. Emaar announced in December 2025 that design was complete and construction under way, with an opening targeted within about three years.
When will the metro station open?
On 9 September 2029, per an official announcement from Dubai's transport authority. The station sits inside the community, on the Blue Line, and is called Emaar Properties Station.
Can foreigners buy in Dubai?
Yes. Dubai Creek Harbour is a freehold area, meaning foreign buyers own outright and are registered in their own name with the Dubai Land Department. We handle the process from start to registration.
What is happening with Dubai Creek Tower?
Foundation works were completed in 2018 and work stopped in 2020. As of August 2026 the main construction tender has still not been issued and no contractor has been appointed, and Emaar has published no completion date. We present the tower as possible future upside and do not price it as a certainty — and we recommend you don't either.
